Seeking A Calm, Welcoming Environment?

Our current roommate is leaving, and we are looking for a new roommate for a room in our 3 bedroom, 2 bath house as of April 1, 2018. The house is in El Sereno, just minutes away from Alhambra, South Pasadena and downtown LA! There is public transportation just down the street, and nearby highways (110 + 134) are just minutes away by car.

ABOUT THE PLACE

The house is a 3 bedroom, 2 bath place, with a dishwasher, garbage disposal, brand new fridge, gas stove and laundry (washer/dryer) hooked up right outside the house. The laundry units are shared with our neighbors behind us. Our house has its own off-street tandem parking on the left, but the parking on the right is our neighbors (who are in a house behind ours, same landlord; the neighbors are a couple, with a few dogs that we don't really hear or see much of!).

Your room is right next to the kitchen, and has one giant south-facing (aka toward the sun!) window. There is a closet (it's not huge, but will definitely fit enough for one person's use) and wall-to-wall carpeting. There is a ceiling fan, and you have your own bathroom, just next door.

The living room, kitchen and dining area are already furnished, and everything is pretty much ours, so a lot will be staying after our roommate leaves. The couch is spacious and also transforms into a bed (if you need it for out-of-town guests!).

There's a cozy porch, and a front yard we've slowly been bringing back to life (yeah, watering schedules!).

Neighborhood is quiet, with lots of families around. There's a hill behind the house you can go up on to get some nice views of the surrounding area. Gorgeous at night!

ABOUT US

We are a professional couple (M + F) with 2 cats. (Our cats are more scared of their own shadow than not, so they'll definitely leave you alone if you prefer it. Otherwise, feed them and they will love you forever!) We own a digital media business and run it out of our home office.

Your rent is $800 per month, and that only includes water for utilities. We split the rest of the utilities (internet, electricity, gas and trash); your share of the utilities is 1/3 monthly (and averages around $50-$75/month, depending on how much use... if I did the math right!)

You will need to pay a security deposit of $834, plus the first month's rent if accepted (for a total of $1,634 when you sign the lease). For the application, our landlord will need to run a background check, and will need proof of income and/or savings alongside an application. We can get more specific details from her if you are interested in the place!

Oh yeah, and our landlord is GREAT! She's super attentive, very nice, considerate and prompt in her replies.
