Fully Furnished Room for rent ($1175 per month) with all utilities included. Located in the sought-after city of Claremont, the Room consists of Free Wi-Fi, Internet TV services, laundry, and kitchen privileges. The Room and location are perfect for a student and/or working professional.

The Property is located on a quiet, safe street in beautiful Claremont, CA, within walking distance (15 minutes) from the downtown and the Claremont Colleges. Downtown Claremont is known for its small Town College feel and for its excellent restaurants, boutique stores, bars, and special events. There is also a large Park (Wheeler Park) less than 2 minutes' walking distance from the Property, including basketball courts, a softball and soccer field, two playgrounds, multiple picnic areas, and a pickleball court. The Room comes fully furnished (must-use furniture provide) with a Full-Size bed and 55-inch TV. Personal items (posters, pictures, small furniture items, etc.) can be added to the room, as long as and any damage that might be incurred will be fixed before end of the lease.

The property location is also a short driving distance from major schools such as La Verne, Western University of Health Sciences, Pomona College, and Cal Polly Pomona. In addition, the commuter Train to LA Union Station is only a short distance away (5-minute bike ride). You will also have easy access to the 10 and 210 freeways.

I am looking for a respectful, clean, and honest renter. The renter can be Male or Female (The female needs to be ok with sharing a bathroom with a male), must respect our home and others, and is willing to clean up after themselves. The renter must help assist in keeping common areas clean and be responsible for sharing some smaller household duties: i. e. take out the trash, put away dishes, keep kitchen/sink clean, pick up after yourself, etc.) A good sense of humor would also be very helpful ;)

* Important - There is no additional room in the house for storage (boxes, furniture, appliances, etc.) outside the space within the Room being rented.

• Access to use the kitchen, laundry room, pantry, and kitchen table
• Access to all house appliances, utensils, and outdoor BBQ
• Access to use back yard, Patio furniture, fire pit, and hot tub
• Use of a portion of the kitchen fridge and freezer along with a second fridge and freezer in the garage that you will share with another renter
• Access to one in-house shelf in the pantry for dry goods storage, etc.
• All utilities are included in rental cost (Gas, Water, City utilities, Electric, Wi-Fi, and internet TV services)
• House cleaner (twice a month) that will clean both bathrooms and all house common areas (rental rooms are not included)
•Single Parking spot in the secured covered garage - if the car will fit into the space

House rules:
• No pets
• No couples/kids (single occupancy only)
• Guest/visitors will only be considered with advanced permission from the landlord (me)
• No overnight guests
• Drinking is allowed, and smoking is permitted (outside only)
• Assistance with keeping common areas clean (kitchen, bathroom, laundry room, refrigerators, Patio, etc.)
• Kitchen sink and the surface area should be cleaned shortly after use to respect other people in the house
• If trash cans in the house are full, assist with removing of the trash and adding new bags
• Run the dishwasher when it gets full and put away clean dishes if you see the cycle is complete

Rental Conditions:
Looking for a student, full-time professional, or hybrid of the two
The lease agreement will be set up as a Month to Month agreement, but looking for a longer-term renter (1 year +).
Payment due on the 1st of each month, payment over five days late could result in an additional charge
First (Pro-Rated by move-in date) and last month's rent will be due at signing on the Lease Agreement
