Room for rent in 3 bedroom house

Room available for rent (move in February 1st).

Arleta—just north of NOHO right by the 170 & 5, also not far from the 118, 405, and 210 in the other directions. Not far from Sherman Oaks, 10 minute drive to studio City, 15 min drive to Hollywood. 1500 sq ft 3 bedroom/2 bath house. Rent $1000 (plus deposit of the same) + Split bills 3 ways: LADWP, gas, internet, gardener.

This part is very specific as I had a pretty bad experience with someone who rented in the past and I want to make sure I find the right fit this time: MUST be liberal, no addicts, no boundary issues. LGBTQ+ friendly. 420 friendly. Fellow music lover is a plus. Responsible adult with full time job. Would love to find someone who is likeminded, can be cool to chill with, but is respectful of quiet time too.

I prefer professionals with normal consistent jobs, somewhat normal work hours, and proof of income. If you don’t have a consistent job and income, sorry but no. I don’t mind how late you stay up on the weekends. Also, you must be responsible, pay your bills & rent on time, be clean, be respectful of the house, others belongings, common areas, etc. Amenities include washer, dryer, dishwasher, brand new grill, patio furniture, and gazebo in backyard (perfect for BBQs), brand new couch with chaise lounge, stainless steel kitchen appliances (fridge, stove, microwave, etc...I also have every cooking utensil & appliance one could possibly ever need), tons of cabinet space with slide out shelves, second refrigerator in the garage, foosball table and dartboard in the garage, yards of counter space if you love cooking, doggie door if you have a pup (small WELL TRAINED dog will be considered), central air & heat, ceiling fans in bedrooms, and I’m sure there’s more I’m not thinking of. Oh yeah, and a karaoke system with professional mics—if you’re into that (that was one of many pandemic purchases). 🤷‍♀️😆

Would love a roomie who makes themselves at home—want you to be comfy in your home...not really looking for a stick in the mud who confines themself to their room all day, but feel free to do that if that’s your thing (lol)—we don’t have to be BFFs...just a good fit. Looking for someone well balanced with good energy, boundaries, and a friendly & warm demeanor.

Me: a 46 year old professional who works from home (M-F 8 to 4:30, in my home office, not in common areas). I enjoy the occasional BBQ, dinner, or champagne brunch with friends over and karaoke. I have lived here for 4.5 years.
The other roommate: 46 year old male who works in the cannabis industry and is almost never home. He mostly keeps to himself and is super mellow. He has lived here for 3 years now.

Someone close to our ages is preferred, but not a deal breaker.

Note: a couple would be considered, but the rent would be an additional $300 for the second person.
