# Furnished Room for Rent – Available August 1 (Short-Term Lease Available)

We are a respectful, middle-aged couple looking for a compatible housemate to rent a furnished bedroom in our clean, well-maintained, one-story home. The room is available within one week of signing a rental agreement, with a move-in date of **August 1**.

The Room

* Furnished bedroom with a queen bed, wood furniture, and bedding (if desired)
* Large closet
* Full bathroom currently designated as your private bathroom
* **Please note:** If an additional room is rented in the future, the bathroom may become a shared bathroom with one other tenant. Regardless, it may occasionally be used by guests since it is centrally located, so cleanliness is expected.
* Furniture and artwork can be removed if you prefer to bring your own

About Us

* We both work full-time during the day.
* Evenings are usually spent cooking dinner, relaxing, watching a little TV, and turning in around 9:00–10:00 p. m.
* We value a peaceful, respectful home environment.

Pets

* Two small, sweet dogs live in the home (they are not excessive barkers).
* We occasionally pet sit, so **no additional pets, please.**
* Applicants must be respectful and kind to animals.

House Expectations

We're looking for someone who:

* Works full-time or has stable, verifiable income
* Cleans up after themselves
* Places dirty dishes in the dishwasher promptly
* Doesn't leave food out that could attract pests
* Helps keep the bathroom clean, including wiping up standing water from the marble vanity
* Uses septic-safe toilet paper only
* Respects shared spaces and quiet hours

Routine cleaning of common areas is performed as needed, but everyone is expected to contribute by cleaning up after themselves.

Smoking & Substance Policy

* Smoking or vaping is permitted **outside only**, with cigarette butts disposed of properly (not in the yard or woods).
* No illegal drugs.
* Light alcohol use is fine; no heavy drinking.
* 420-friendly outdoors only, where legally permitted.

### Rental Requirements

* First month's rent
* $500 refundable security deposit (refunded after move-out inspection, provided the room and shared areas are left clean and undamaged)
* Utilities included — no additional monthly utility costs

* A brief introduction about yourself
* Your ideal house-sharing expectations or any "pet peeves" you'd like to share
* Recent pay stub or proof of consistent employment/direct deposits
* Credit Karma snapshot (low to mid-range credit is acceptable; we're simply looking for responsible payment history)
* Background disclosure. Please disclose any criminal history. A record will not automatically disqualify you; each situation will be considered individually based on the nature and age of the offense.
