Single father and 3yr old with a room for rent

The house is located on the corner of a dead end road on an acre and a half lot. Large front yard and large fenced in back yard. Two car carport with plenty of off road parking. It's a 3 bedroom two bath house, the bedroom for rent is approximately 11' x 13' located directly across from the common bathroom.

I am a 49yr old single father with a 3yr old son needing help to bills and rent. As a renter I'm only asking for $600 a month, this is a fixed amount that includes the utilities. Groceries will be your responsibility. Couples are welcome but rent would increase to $800, this would also apply to someone who has a partner that stays with them more than 3 day a week.

I do smoke but not in the house and drink alcohol. No drugs of any sort will be accepted ie. Weed, powder drugs, needles or excessive use of pills of any type. This is a family home not a night club. If you have a pet, the $500 pet deposit will be your responsibility as well as any damages or adjustments to the fence in order to contain the animal. I work in construction...you supply the material and I will supply the ability.

The property also has a shed and covered work area.
