I got permission from the landlord to advertise for a roommate.

Description of the Space:

3 bedroom , 1.5 bathroom Duplex with 3 existing tenants (couple and their cat, Jim). The room is carpeted and has a (lockable) cat door and spacious closet.

The property is within walking distance of several pubs and restaurants (5-10 minutes), as well as the SheShop. It is also between 2 red line bus stops.

The base rent is $550/month.

The pet rent is $50/month/critter.

Because of the existing Cat Tenant, unfortunately, there are no dogs.

The utilities are split equally between the three human tenants. Here is the current average for the three utilities. With a third person, these numbers are likely to change.

Electric: $135-$260. It's higher in August and January because of the weather.

Water: $95-$250. Normally, it's closer to $100. There was a weird 3 month spike, and I want to be transparent.

Internet: $80.35. Its Spectrum 500mbps. If that isn't enough internet, we can discuss upgrading.

Landlord Requirements:

Income 3x rent (550x3 = $1650)

Jim: Cat, wants to be included, but from a distance.

We are "leave a dish in the sink" messy, but not mold messy. We also aren't in the partying every night stage of our lives and would prefer a roommate who isn't either. Drinking and Leafy are friendly, but all smoking needs to be done outside and away from the house per the lease.
