Hi y'all!

I am a young professional (34) looking for a respectful, responsible and laid back roommate.

Male preferred (my SO probably wouldn't like me having a female roommate, unless it's a couple) , I do have a son (8 yo) that stays with me every other weekend.

My SO may move in with me after we get married but that would be down the line and we would live downstairs (main floor).

I don't smoke and I only drink socially, I am definitely in the nerdy side of things.

As far as the house goes:

Upstairs has 1 larger room, 1 smaller room, it's own full bathroom, and a storage closet.

Kitchen would be shared, and laundry units in the basement (not coin op, regular residential units), you may store things there as well. I have some workout equipment in basement you may use. (Elliptical, some free weights, bench press, punching bag).

Parking spot in the back of the house for 1 of your vehicles, so no need to worry about parking in the street.

Gas grill for some good bbq in the backyard.

Fast Internet included (Xfinity 1Gbps WiFi, I'll install some mesh pods upstairs when the budget allows if you want a wired connection) with no data cap.

Smoke and CO2 detectors upstairs

24/7 camera surveillance on the outside, 1 in MY area (none in your area)

The only "bad" is that there is no HVAC upstairs, during warmer months I used window AC units, during colder months I used electric heaters (included, some of them are "smart" and can be controlled with your phone, you may bring your own if you'd like) I lived upstairs for over a year.

Biggest rule is no smoking and don't disrespect the property, also, don't wander into "my areas" unless invited (common sense, I also will never go to your area uninvited).

I usually leave for work at 6-630am and am back home by 5, 530pm, I would say "quiet" time is after 11pm-12am on weekdays.

You can have your Significant Other / Date stay over, we're all adults.

You may have friends over, or have a get together in the backyard, just give me a heads up.

I do need a roommate ASAP, I had someone supposed to move in 3/1 but that fell through, must pass background check, have a steady job, I don't care about your credit, deposit holds the unit for you (it's ready for move in) and deposit will be refunded if there's no damage (returned how you found it) won't be refunded if you cancel move in.

Lease would be month to month, I plan on being there a minimum of 1 more year (been there since January 2020) but most likely will be there for +2 more years, if you are moving out please give me a minimum 30 day notice, but a 60, 90 day notice would be greatly appreciated. I would also let you know plenty in advance if I plan on moving out.

Like I said, it's ready for move in TODAY, if you move in mid month I'll pro rate it ($850 ÷ days)

Deposit: $425, monthly rent $850 + HALF of electric (ComEd, billed monthly, average is $60-150 depending on usage) and HALF of water bill (billed every two months, average $120-150).

I'll take care of internet, gas, sewage, and trash.

No pets, no drama.
