The Room: Unfurnished, thoroughly cleaned, and completely cleared out prior to move-in.
The Roommates: Living with two easygoing brothers in their 20s (one finishing school, the other working a 9-5 in insurance). Both are introverted homebodies from Kansas City who keep the place clean and quiet during the week.
Upfront Costs: $0 security deposit and $0 move-in admin fee (the standard $375 fee is waived).
Pet Policy: Pet-friendly ($150 one-time fee per cat / $300 per dog, max 2 pets).
TMG Management Requirements:
Application Fee: $80 per person/co-signer (non-refundable)
Credit Score: 650+ minimum (No bankruptcies in past 7 years, no evictions or landlord judgments)
Income: Proof that you gross at least 1x the monthly rent via recent paystubs/bank statements (entire unit grosses 3x combined)
Rental History: Positive references from current/previous landlords
Co-signers: Accepted with 700+ credit score and 5x monthly rent in gross income
