One Room lodging space with access to common area

We are looking for a single individual, quiet, with minimal to no guests. The lodger needs to be reliable and consistent with payment and courteous of the lodging space and current residents.
We are renting one room within the basement level of our home. Our home is located in a cul de sac in the back of the neighborhood. The basement level rental space has its own access through a gated backyard. The room is furnished with a queen bed, TV and closet. Internet, water, power, washing machine and dryer, standard trash pickup and parking is included. The guest renting the one room may have access to the attached common areas on the basement level only. The laundry room is in the basement level bathroom. Therefore we (current residents) will need to have regular access to the washing machine and dryer in that bathroom. However the shower, toilet and sink are only intended for the guest renting the one room. The guest renting the room has their own microwave, toaster oven and hotplate, along with a mini refrigerator and mini freezer. These items are located in the common area of the basement level living room but are intended for guest use only.

We are a family of 4 living in the upstairs level of the home. 2 adults and 2 children. We have 2 indoor cats. 1 dog that does have regular access to the backyard which is accessible to the basement level entry. Our dog is a female pitbull that loves attention and people. She is vocal outside but we do try to limit her being a disturbance. She is mostly quiet while indoors. I am a stay at home mom with a toddler and adolescent. We do not leave our home often so you may hear us moving around, talking and playing, otherwise we are quiet and have minimal guests, unless we are celebrating an event.
