Seeking quiet tenant with minimal guests and noise

I’m a Navy veteran. Work full time overnights from home - social worker. And pretty busy during the day. Pretty quiet, only like my music loud at gym from my headphones. I reside on the property. Tenants and I rarely interact except friendly “hey’s” and “bye’s” in passing. However, I’m not saying we don’t talk. House is in SW Atlanta. I’ve been here little more than 12 years.

I have efficiency vacant. Separate entrance. Quiet community. Very close to I20 and I285. I’m looking for a good fit. Seeking responsible tenant who is quiet and have minimal guests. Quiet, considerate tenants. My preference is long term rental for right fit. I’m open to short term. Rental is month to month. MARTA bus stop is very easy walk up street.

The application process, I’ll need your last 2 pay stubs and a copy of your ID. You’ll need to make 2 times the rent. Application fee is $40 for apartment background check. Once application and background check complete, refundable deposit is $375. Rent is $750 monthly

I’m not friendly in unit. Nonsmoker please. Smoking is a dealbreaker - most people ignore this request, light up after they move in and get comfortable, and I eventually start smelling smoke. I prefer no pets, but can consider. No frequent overnight guests. Room is single occupancy only. Not a lot of traffic in and out the unit. Someone else’s guests don’t “give a shit” about other’s property.

There is parking for only one vehicle for this unit.
