Beautiful Home to share in nice area

I am the owner of a beautiful 3 bedroom 2.5 bathroom home in Holly Springs, GA, and I'm looking to rent out the other two bedroom. Both room are equivalent in nature as far as size and location in the house. they are both upstairs and share the upstairs hall bathroom.. The home has been upgraded throughout, including the kitchen. There is a nice size living room and separate dining room. Located outside is a front porch area, as well as a back porch, yard and fire pit. The one car garage is only available for limited storage.

If you are in need of both rooms, that is an option that is available as long as they are available. I am not considering two people to occupy one room at this time. Overnight guests need to be discussed prior to signing lease, as it need to be fair to all parties involved, including use of utilities, which are included with the rent. The is also a nice laundry room in the home.

I try to keep the living areas clean, including the kitchen after cooking. It's just the right thing to do when living with roommates. I'm not a neat freak, but I do try to keep things in order, as far as cleaning and picking up after myself. I do have a school aged daughter who will sometimes be staying in my bedroom area, but mainly lives with her mother 15 minutes away in Woodstock.

I work a lot, mostly from home as a filmmaker/editor, and I travel often filming documentaries, and other film projects. I do not allow smoking or vaping, so unfortunately, I can't rent to someone who does this, as my daughter is still growing up and is at an influential age. and I really don't like the smell (sorry!). If you agree with me here, we probably will get along great. I'm social, and like an occasional party and having people over, but not a "rager". The fire pit in the backyard is a great opportunity for social gatherings. that kind of smoke is fine!
