Roommate Wanted for House in Gwinnett (Ready to Show Now & Available for Move in as early as August 1st, 2025)

Newly renovated, unfurnished bedroom and private/guest bathroom in a clean, well-maintained house located in a beautiful, safe neighborhood in East Gwinnett County.

Location: 1866 Whitley Road, Bethlehem, GA 30620.

Lease: Flexible month to month lease. No long term commitment required. No application fee, no credit check or SSN# needed, and no proof of income amount is required.

Rent: $650/month with all utilities & amenities included. Priced below market value to attract more candidates with the hope of finding the most compatible roommate quickly. This price is for one person only, but I will accept a couple for $950/month, however, I only have enough parking space for 1 vehicle.

Refundable Deposit: $600 which is fully refundable at the end of the lease with 1 year of residence, $450 w/9 months, $300 w/6 months or $150 w/3 months.

Requirements:
- Photo of driver’s license for criminal and eviction background check.
- Rental history including address, landlord name & phone number, and dates occupied for current and previous place of residence.
- Current place(s) of employment, address, and contact name & phone number.
- Rent will be prorated on the second month based on your move in date. A signed lease agreement and $1,250 (first month’s rent + deposit) are required to move in for 1 person and $1,550 (rent + deposit) for 2 people. Acceptable forms of payment are either cash or Zelle, and after 3 months, I will also accept checks.

Bedroom Features: In addition to central ac/heat, you will also be provided with your own personal ac unit w/remote, space heater, and ceiling fan/light w/remote for added comfort. This room includes a dimmable overhead light as well as two large windows with faux wood blinds and insulated curtains. You will also be provided with access to a variety of free streaming tv services including Apple TV+, Netflix, HBO Max, Amazon Prime, Disney+, Hulu, ESPN+, Starz, Paramount, Peacock, and Gaia. For added security, both the bedroom and closet doors are lockable.

Bathroom Features: Full size shower/bath with 15 stage water filtration system. Shower wand w/3 adjustable water settings. Heavy duty shower liner and separate curtain. Dimmable lights and programmable ceiling vent. Fully maintained plug-in air freshener, spray freshener and toilet freshener. You will also be provided with a waste basket, plunger, scale and numerous hooks, hangers, shelves, drawers, and cabinets to store your personal items.

Kitchen Features: Large kitchen with plenty of frig, freezer and cabinet storage space available. You will also have access to a large variety of kitchenware including cooking utensils, chef’s knives, pots, pans, and baking sheets, as well as tableware including plates, bowls, glassware, mugs, cups, and silverware.

Included Utilities/Services: Full size laundry room, mailbox w/postal service, Verizon 5G Wi-Fi high speed internet, water, septic, electricity, gas, recycle/garbage removal, security, and pest control.

Additional Amenities/Features: Private parking spot, badminton court, and fire pit with tables & chairs. Inside, there is also a breakfast nook table that seats 4 which doubles as a poker table. In addition, there is also a separate formal dining room that seats 6 to 8 people which doubles as a game room with billiards and ping pong. There is also an electronic, auto-scoring dart board in the hallway. In the living/theatre room you will have access to a large screen TV with a 5.1 surround sound system and plenty of seating for you and your friends to come over to watch a big game or to have movie night.

About Me: I am a 48 year old, single, straight, white male with 2 indoor black cats. We are looking for a compatible roommate to share our home and expenses with. I work from home so I'm usually always available should you need anything. I keep the property very clean and tidy inside and out. I'm very respectful, responsible and easy to get along with. I do have a 15 year old son that stays with me about every other weekend. Other than that, I would be your only roommate.

About You: Male or female roommates are welcome. Must be very clean, tidy, respectful, and responsible just like me. No additional pets are allowed and you must be a non-cigarette smoker. Vaping is ok but must exhale into a filter if done inside. Must maintain a full-time, on-site job with enough income to pay monthly rent on time. Your family, friends, and even stay-over guests are more than welcome to visit. As long as you use common sense and good judgement, we will get along just fine.

Inspections: A quick, landlord quarterly inspection of the bedroom is required for monitoring cleanliness, property damage and/or safety hazards.
