I want to open my listing with a show of respect to you my future housemate. I know it's difficult finding a place to call home. We hit obstacles, tension, differences in lifestyle choices, and budget issues. We hit them like hell! It is not easy for me to write this to you because it's really only a room to let, and this is not a forward to becoming personal, but (and this is the nine foot tall all lowercase b-u-t type but) if you want to take this place and get along, I'll let you in for half the rent off the second month. It's not that I intend to sound cheesy, it's that I know how very difficult times are, so with all due respect I offer you the arrangement.

​Looking for a responsible, clean, and independent individual to rent a private room in a well-maintained home. This setup is ideal for someone who values their privacy and follows house rules strictly to maintain a peaceful environment.
​The Space
​Private Bedroom: Includes your own private bathroom with a full bathtub and shower.
​Rent: $1000.00/month.
​Utilities: Flat rate of $80.00/month.

​Wifi: Optional (up to two devices) for $50.00/month, payable in advance.

​Cleanliness & Maintenance
​Room Care: You are responsible for keeping your room clean. Note: A basic (not deep) cleaning of your room by the owner is required once per month.

​Common Areas: You must clean up after yourself in the kitchen immediately (sweep, mop, and wipe down).

​Bathrooms: You and your guests must use your private bathroom only. You are responsible for your own supplies (toilet paper, etc.) and for cleaning any extra bathroom if you utilize it.

​House Rules & Guest Policy
​Security: You are responsible for anyone you let in or out. Do not answer the door for anyone else, ever.

​Overnight Guests: Must register their ID and vehicle description.

​Guest Fees: If a friend stays, there is an additional charge of $500.00 per person per month, plus $80.00 for utilities. You are responsible for collecting this and paying it with your rent on the 1st of the month.

​Exclusions: Certain individuals are strictly prohibited from the property (86'd). Allowing prohibited persons on the premises will result in immediate termination of your stay.

​Kitchen Usage
​Privileges are minimal: Access to the microwave and stovetop only.
​Restrictions: No commercial or "all-day/all-night" cooking. No large party meal prep. No commercial food storage allowed on-site. No exceptions.

Quiet, Secure, and Managed ($1000): Required for each resident ($22.00 fee).
​Eviction History: No active or successful evictions. (Dismissed cases are acceptable).
