ROOM FOR RENT WITH PRIVATE BATHROOM AND LAUNDRY ROOM ATTACHED INCLUDING A WASHER AND DRYER!

Private master bedroom and private bathroom for rent ideally to a couple who can split $1,560 in rent monthly ($780 each) with everything included... ALL utility bills: water, electricity, gas, sewage, trash, any city costs, etc. and WiFi will also be included as well so use up as much electricity, gas, and water as you'd like for a 1 year and 2 month (or 14 month) lease starting move-in day, which is Jan. 1st, 2020 through March 31st, 2021 with the potential option to re-sign another rental agreement for the same amount depending on how things go. ?

This is to rent a room living in an animal-friendly house on half an acre sharing a 3 bedroom, 2 bathroom 1200 sq. ft. FULLY FURNISHED house with 2 QUIET over 30 women (one of which is vegan), 3 dogs (1 large dog, 2 small dogs) and 1 cat that has the only access to the east side of the house including 2 small rooms and bathroom that we share as you would obviously have your master bedroom and private bathroom plus 2 closets.

CONS:
- We're quiet/private people and keep the east side of the house blocked off for myself with just a tapestry hanging to separate the 2 sides of the house so there's no access to whoever I rent this room to in regards to the east side of the house, which just includes our 2 small rooms and our own shared bathroom between us 2.
- Unfortunately, the laundry room is located in the master bedroom being rented out to you making this a...
- Fixer upper project :) so until that has been fixed, we'd have to do our laundry at a designated time either once a week or once every other week with an agreed to window time frame that's entirely up to you since it's attached to your master bedroom and bathroom.
- The 4 of us must take turns replacing/taking out the garbage and RECYCLING (strict environmentally conscious, green, eco-friendly recycling house), replacing the air filter monthly or every other month or so as needed, and splitting the yard work rotating weekly responsibilities of mowing and weed whacking the front lawn and backyard every Saturday or Sunday (so each person would only have to mow once a month or once every 4 weeks since there'd be 4 of us living here in total).
- I'm not looking to sign a lease with a single roommate only for them to have someone sleep over every other night or more often than that so paying couples only unless you can convince me otherwise!
- First month's rent, last month's rent, and a $500 deposit regardless if you have pets or not are required to move in and if there's over $500 (exceeding your original deposit) in property damage at your fault then another $500 deposit is required at time of incident as stated on the lease so it's a total of $3,580 to move in due on March 1st, 2020 but will go towards April 2020 and March 2020 rent so you'd only have to come up with $750 each for 10 months of the lease.
- Background and credit checks are required as we obviously want to play it safe, however... There is NO application fee! :)

PROS:
- Again, no application fee, no HOA fees, no hassle from most neighborhoods--We can literally do whatever we want at this house and the yard doesn't have to be perfect. We make our own standards!?
- ALL tile... No carpet besides a nice rug I have in the living room, which I can remove upon request.
- Plenty of pleasant tenant experiences here and a list of at least 3 references available from past roommates that only had to move because of pregnancy, job relocation, etc. :)
- Brand new roofing!
- Half acre of land including a large fully screened in patio, bird house, bird bath, large unused chicken coup (fill it up with whatever you want), 2 bonfire pits, 2 outdoor sinks, outdoor countertops, outdoor cabinetry, table and chairs set, lounge chairs, plenty of storage space, a large green house/orchid house, and a large/barely used and only a quarter-full outdoor shed, which pretty much only has a few boxes, tools, and the lawn mower and weed whacker in it.
- Fenced in backyard with 2 access points through the gates on each side of the house and one of the gates is large enough for an RV, truck and boat, etc. of any size to go through and can park back there.
- Brick driveway with plenty of parking for more than 4 vehicles comfortably (there's only one shared vehicle that stays here currently) but the ability for more parking on the street.
- There's absolutely NOTHING behind the property besides a nature preserve, which is just woods so there's optimum privacy for tanning or doing whatever you'd like to do! ?
- New lawn mower with the option to borrow a ride-tractor lawn mower and weed whacker all available for use 24/7.
- Elliptical and workout equipment available for use 24/7.
- Fully furnished 3 bedroom, 2 bathroom house including small trash cans in every room and everything you could need besides maybe a better dresser system for clothing storage and a bed frame/box spring as I have either a mattress or futon available as an option for whoever moves in.
- Brand new AC!
- Amazing, expensive utilities in the kitchen are available for use 24/7 from a fridge that works great and may even upgrade again soon, a dishwasher that needs upgrading but works fine (gets the job done), the best state of the art gas oven/stove (perfect for FL hurricanes), microwave, air fryer, Ninja blender, Kitchen Aid mixer, electric kettle, french press, toaster, a toaster oven, and even a large state of the art grill on the screened in patio for your BBQ dinner party needs!
- Upgraded/updated electrical system throughout the house.
- Beautiful plants, large trees including big palms, peaceful waterfalls, incense burning, lovely aroma, serene ambiance, and a tranquil atmosphere overall!
- Your master bedroom has 2 sets of double doors with blinds as seen in the photos including its very own entrance/exit to the gated backyard for your pets or just to enjoy your very own private patio right outside those doors of your master bedroom (you can be stealth not using the front or back doors if you want to come and go as you please undetected)!
- No cigarette smoking inside but this house is 420 friendly and animal friendly as long as your pets get along with our dogs and cat! :)
