A quiet, casual professional bedroom in a shared 3BR townhouse in Windward Square - with a community pool & tennis courts available.

Tours are available upon request.

Furnishings include a bed, a lamp, and a bookshelf.

• Room Details: 10x12 Bedroom with closet, tile floors, & shared bathroom.
• Shared Areas: Arboretum, full kitchen with flat-top electric stove & oven, interior laundry, dining room, living room, & screened porch.
• Utilities: The cost of water, electricity, and internet bills are split equally between tenants.
• Amenities: Covered parking space available, large screened porch & entry way. Fenced, hardscaped backyard, central air conditioning. Community pool and tennis courts.
• House Rules: Clean up after yourself. No loud parties, no excessive clutter around the house, no smoking or vaping in the house (we do have a screened patio), and general noise levels to be kept low.
Pets: Preferably no Pets. A small pet might be okay after meeting with the existing cat, but it might have to be confined to your room.

I (Rob, 30, joint owner) am staying in one of the two single bedrooms. The two other existing roommates (Dylan, 27, and his mother Tammy) are splitting the master bedroom. Couples are welcome, but as a reminder, utilities are split between all tennants. Dylan and I both work nearby at Full Sail University as Lab Techs for the Game Design Bachelors degree.

Shorter term leases are okay, but the rent will increase. 1000 for a 6 month, 1200 for less than 6 months. Minimum of 2 month lease.

If you're able to get back to us and sign before march 15th, we will lock in your rent for the lease term at 750 instead of 800.

Utilities:
Utilities are not included in the 800/month rent but will be split evenly among all residents (which at the moment, including you, would be 4). We're estimating the total electric + internet + water to be around 400/month mostly depending on electric, which would add around 100 to the rent, for a total of around an estimated 900 with utilities included.
