## Furnished Room for Rent – $700/Month + Shared Utilities

I’m looking for a responsible, respectful roommate to join our home. This listing is for **Bedroom #2**, approximately **14' x 10'**, in a **2,249 sq. ft., 5-bedroom, 3-bath home** located at the end of a quiet cul-de-sac.

The bedroom is on the opposite side of the house from the primary bedroom, with the living room separating the two areas. It comes **furnished with a queen-size bed and dresser**, has **luxury vinyl flooring**, and includes **blackout shades**.

### Rent & Utilities

**Rent: $700/month + ¼ of household utilities**

Utilities are split equally among the four people living in the home. Current monthly household expenses are approximately:

* Solar: $420
* Duke Energy: ~$35
* Water: ~$70
* Water softener: $90
* High-speed internet & streaming: $120

**Current estimated utilities: $735/month ÷ 4 = $183.75/person**

That puts your **estimated total monthly housing cost at approximately $884**, including rent and your share of utilities. Utility costs may vary from month to month.

A **7-month lease is required**.

In addition to your furnished bedroom, you’ll have:

### The House

I’ve put a lot of work into making this house a comfortable place to live. The original kitchen was completely removed and replaced with an IKEA kitchen that includes a dishwasher, stove/oven, microwave, and garbage disposal.

All of the carpet has been removed and replaced with **luxury vinyl flooring throughout the bedrooms and main living areas**. The walls, ceilings, and closets have also been freshly painted.

### The Pets

We have **four cats and one very quiet Husky**, so you definitely need to be comfortable living with animals. The Husky will not enter your bedroom unless you choose to leave your door open.

**No additional pets, please.** We love animals, but five is enough for one household!

### About the Roommates

I’m **46 and work as a Senior Finance Project Manager for a technology consulting firm**, typically Monday through Friday from 8:00 AM–4:00 PM. Outside of work, I spend a lot of my time playing volleyball or pickleball, going to theme parks, or otherwise staying busy.

You would share a bathroom with **Travis, who is 40**.

**Brenda** also lives in the house, but she is on the opposite side of the home and has her own private entrance and bathroom.

We’re a positive, friendly household and generally keep the common areas clean, neat, and comfortable.

### Who Would Be a Good Fit?

This is my first home, and I’ve invested a lot of time and effort into renovating and taking care of it. I’m looking for someone who will **treat the house like their own home**, clean up after themselves, respect the shared spaces, and communicate if something needs attention.

You don’t need to be a neat freak, but everyone is expected to do their part to keep the common areas tidy.

We’re positive, happy people and would love to find someone with a similar outlook who wants to feel **at home here**, rather than simply renting a bedroom.
