Quiet Private Room + Private Bath in Gated 55+ Community – Dunnellon

Looking for a quiet, responsible female roommate (55+) to share my mobile home in a very small, gated 55+ community in Dunnellon.

Very quiet location inside a gated park
Free Wi-Fi, community pool, shuffleboard courts, library, and clubhouse
Safe small town, inland enough to avoid most hurricane and flooding concerns
Identification and a clean background check required by the community

Your private space

Bedroom with twin bed, mattress, pillows, covers, and linens provided
Two closets + built-in 5-ft cabinet with 6 drawers + 6-drawer dresser with large mirror
Hardwood flooring, bedside tables
Private bathroom with non-slip tub/shower right next door (shower curtain, towels, and bathmat provided)

Shared areas (fully equipped)
Kitchen, living room, and dining area are shared.

Kitchen includes:

Reverse-osmosis filtered water faucet
Countertop ice machine, blender, coffee maker, can opener, toaster oven, microwave
Pantry storage, dinnerware, pots and pans
Shared refrigerator/freezer space

Laundry room with washer/dryer + drying rack on the screened back porch. Large partially shaded backyard and small side yard. Dog walking inside the park is allowed (scoop required). Street lighting is good at night.

Location conveniences
Shopping centers, Walmart, Publix, CVS, city library, restaurants, and fast food are all within a few blocks. City beach and the Withlacoochee River is under 5 minutes away; Rainbow Springs is under 10 minutes even in snowbird season.

What you need to bring
Just your personal belongings and clothes. You’re welcome to bring mementos, photos, plants, your own linens/towels, and change curtains if you like. Painting or adding rugs can be discussed.

Pets
Small dog (must be walked on leash) or indoor-only cat is fine if current on rabies vaccination, house-trained/litter-box trained, and not destructive. Pets will have free run of the home and furniture as long as they do not attack my indoor-only cat.

About me
I’m quiet, spend a lot of time reading, talking with nearby family and friends on the phone, and gaming on my computer in my bedroom. I rarely have visitors and never entertain. You’re welcome to have occasional friends over; I won’t intrude.

Rent & terms
$625 per month + half of utilities (water, sewer, electric). Based on current usage, the utility share is likely never more than $150. Garbage pickup, lawn care, and full use of community facilities are included.
First lease is for 3 months so we can both see if it’s a good long-term fit. Rent is due by the 3rd of each month.

House rules (will be in the lease)

No smoking
No illegal drugs, including marijuana
No loud music
No guests after 10 p. m.

Females preferred, age 55 or over.
