Large Furnished Bedroom wEnsuite Bath

Large private furnished room for rent in lovely, quiet townhome in gated community near Lakes Park. Seeking a respectful, neat FEMALE housemate who works outside of home at least weekdays as I work from home and want to ensure we don't intrude on each other. Sorry, no couples. If you have a child or are retired, let's discuss.

Will consider a smallmedium dog (I'm allergic to cats) as long as they get along with my dog (~year old female puggle, about lbs).

Min months lease. Monthly rental amount is allinclusive of utilities including WiFi. Room has it's own TV.

Shared spaces include Kitchen, Dining and LR on st floor. WD in upper floor hallway. Bedroom is on nd floor.

Some house rules to share in advance (these apply to me as well):
. No smoking, drugs (not friendly) or parties although having a few friends over for dinner party that ends by pm latest once in a while is all good.
. Light, occasional alcohol consumption is fine getting inebriated is not.
. Advance notice for overnight guests (days minimum) required and no more than person at a time. No more than nights total a month unless there are special circumstances and we discuss and agree in advance (for example both your parents or siblings want to visit for week).
. Clean up after each meal in the kitchen no dirty dishes left overnight in the sink.
. Your room is private if I need entry for some reason I'll ask in advance unless it's an emergency. My room is private as well.
. Cleaning shared spaces is a shared responsibility. Alternating weeks we each vaccuum, mop and dust. Keeping each of our rooms clean is also expected.
