• Private backyard, minimal traffic, safe, and peaceful.
• Must have transportation—no nearby public transit.
• I rent out 3 rooms; current roommates are straight males (33 and 65).
• Optional socializing: sports, movies, cards (euchre/spades), backgammon, shared meals.
• EOS 24/7 gym just 1 mile away + 4 other gyms within 4 miles

• Full‑size memory foam captain’s bed with bookcase headboard and bedding.
• Medium closet, tall dresser, 4‑shelf bookcase, and storage under the bed.
• Lg solid oak desk with hutch, chair, TV, 2nd monitor TV, microwave, 4.5 cu ft fridge/freezer.
• Fully furnished and move‑in ready.
💡 Amenities:
• All utilities included: electric, water, internet.
• Frontier 2 Gbps Wi‑Fi + Hulu/Disney+/ESPN.
• Access to kitchen, laundry, living areas, backyard.
• Shared bathroom with rotating cleaning responsibility.
• My master suite is on the opposite side of the house.
💰 Rent and Terms:
• $800/month + $400 refundable deposit=$1,200 total to move in.
