House Rules
1. Rent
● Monthly rent: $900
● Rent is due on the agreed date each month.
● Utilities, Wi-Fi and one designated parking space are included.
2. Security Deposit
● Security deposit: $900
● Deposit is held and returned according to the rental agreement and applicable Florida law.
● The tenant is responsible for damage beyond normal wear and tear.
3. Cleanliness
● Tenant must keep the bedroom and private bathroom clean and sanitary.
● Shared areas such as the kitchen and living areas must be left clean after use.
● No accumulation of trash or food that could attract pests.
4. Smoking
● No smoking or vaping inside the condo.
● If permitted by the community, smoking must be done only in an appropriate outdoor area.
5. Guests
● Occasional guests are welcome with reasonable advance notice.
● Guests may not stay overnight regularly or move into the room without the landlord’s written approval.
6. Noise & Quiet Hours
● Please respect neighbors and other occupants.
● Quiet hours: 10:00 PM–7:00 AM.
● No parties or disruptive gatherings.
7. Kitchen
● Reasonable use of the shared kitchen is permitted.
● Tenant must clean dishes, counters and cooking areas immediately after use.
● Labeling personal food is recommended.
8. Bathroom
● Private bathroom is for the tenant’s use.
● Tenant is responsible for keeping it clean and reporting leaks or maintenance problems promptly.
9. Parking
● One designated parking space is included.
● No unauthorized vehicles or long-term guest parking.
10. No Pets

● Any accommodation required by applicable law will be handled accordingly.
11. Safety & Security
● No illegal activity, weapons used unlawfully, or dangerous behavior on the property.
● Tenant may not give keys/access devices to another person.
● Lost keys or access devices must be reported immediately.
12. No Subletting
● The room may not be rented, transferred or given to another person.
13. Maintenance
● Tenant must promptly report plumbing, electrical, air-conditioning or other maintenance issues.
● Tenant may not make alterations, install fixtures, or paint without written permission.
14. Move-Out
● Room and bathroom must be returned clean and in substantially the same condition, except for normal wear and tear.
● All personal belongings must be removed.
● Keys/access devices must be returned.
