Looking for a responsible, respectful roommate to rent a spacious private master suite in a clean, quiet home in Port St. John, conveniently located just off Fay Blvd between Grissom Parkway and US-1.

About the Room
• Large master bedroom (just over 178 sq. ft.)
• Private master bathroom with a spacious shower featuring two shower heads
• Large walk-in closet (28 sq. ft.)
• Brand-new flooring and blinds
• Window A/C unit included to help keep cooling costs down, in addition to central A/C and heat
• You’re welcome to paint the bedroom to make it feel like home if you’d like

About the Home
• High-speed Spectrum Wi-Fi
• Fully furnished living room with TV and Blu-ray player
• Fully equipped kitchen with dishes, cookware, silverware, and appliances (dishwasher is currently not operational)
• Washer and dryer included
• Utilities (electric, water, and internet) are split equally among the three housemates

Garage storage is temporarily unavailable while the previous renter’s belongings are being removed, but a small storage area will be available in the future.

The backyard patio is available for your own grill or smoker if you’d like to bring one. (Please note that my smoker is not available for shared use.)

Pets
No dogs or cats, please. Small caged pets, such as a hamster or small reptile, are welcome as long as they remain in your room.

Looking For Someone Who:
• Has stable employment and reliable income
• Is a non-smoker
• Is respectful of shared spaces and enjoys a peaceful home environment
• Cleans up after themselves in the kitchen and other common areas
• Is considerate of noise levels, especially in shared living areas

Guests are welcome occasionally, provided they respect the home, follow the house rules, and use the master bathroom during their visit. The living room is for shared use and is not intended as a sleeping area.

Move-In Costs
• First month’s rent: $900
• One-time security deposit: $500

A written rental agreement is required. Rent is due on the 1st of each month. Utilities are due by the 24th of each month. The agreement requires a 60-day notice before moving out, along with payment of your projected share of the final utility bills before vacating.
