Big house on big lot, quiet neighborhood

Hello! I’m advertising an opening in a unique and awesome two bedroom shared house in the NE DC Langdon Park neighborhood. It’s a big old two story house on a big old corner lot in a quiet residential neighborhood, with one other person (me, Ben, 37-yo male) and my lovely short-haired cat Fezzik. It's available any time Oct 15 - Nov. 1st.

About the room: it’s big (~ 180 square feet) three small windows on three sides, two small closets. Window AC, two heating radiators. Can easily fit a full or queen size bed + large desk + bookshelves + dresser + couch + more. Will come unfurnished.

About the house: two stories, plus a full basement and a large garage for storage. One and a half bathrooms, a small but well used kitchen, a living room, a dining room, and two bedrooms plus a third room upstairs that could make a great home office for you WFH types. The house has heating via boiler radiators but no central air (window box units are included for each room upstairs and one for the downstairs space). Washer/dryer in the basement. Landlord is professional and timely. The house is on a large corner lot, and there are lots of flower beds and several large vegetable garden beds, and room for more. There’s a little covered porch that is great for sitting in. This place has a lot of character and I genuinely love it here.

About the neighborhood: it's a quiet residential neighborhood, mostly families and retirees. The neighbors are awesome. Plenty of unzoned street parking. Although it is a residential neighborhood, the house is three blocks from the local pub The Public Option, and not far from shops and restaurants in Brookland and along Rhode Island Ave. Right around the corner from the National Arboretum. It's 0.9 miles from the house to the Rhode Island Avenue metro stop on the red line and the entrance to the Metropolitan Branch Trail (it takes me about 6 minutes by bicycle and 15 walking). Several bus lines go straight to the metro from the nearby street corner. The walking/biking route to the RIA metro/MBT goes through the Brentwood Plaza, where there’s a Giant, Home Depot, Popeye’s, etc. Very convenient.

About me: you’ll be sharing the house with a 37-yo male who’s lived in this house since 2016. I work in a biological sciences research lab downtown. I like to bicycle around, work in the gardens, cook, try not to kill the houseplants, occasionally watch a movie downstairs, hang out on the porch. I’m socially active and out of the house a fair bit, but at home I usually like to keep it chill. The cat is 1.5 year old, short-haired, playful and affectionate and unflappable. Fezzik is simply a great cat. His presence doesn't necessarily mean that you can't bring a pet of your own to the house, but it is a limitation of course. If you have a cat yourself, you should be aware that he is FeLV+.

About you: you can be any age or gender or sexual orientation, but hopefully you’ll be respectful, responsible, tidy, and a good communicator. We don't have to be best of friends (although it's great when that happens!) but I'm hoping we'll be friendly. The front porch is fantastic for having a beer and shooting the breeze, just saying.

Hard deets: rent is $1050/mo. per person. Utilities run about $100-150 per month per person, depending on the season, which includes internet, water, electric and gas. Security deposit is $700. There is a $50 fee to apply with the rental property management company. This process typically takes about a week, and involves a basic proof of income and background check. There is also a $150 lease addendum fee upon final agreement of terms with any potential housemate. The initial lease will be one year; after that it will go month to month.
