The home was built in 1990 and features hardwood floors, private pool, huge flat backyard, lots of patio/outdoor seating areas, central A/C, private driveway, modern kitchen appliances, and laundry. Tenant will have access to all common areas and bathrooms, shared with two other residents (including homeowner).

Rent is $1,200/mo plus utilities, which are split evenly between all residents on a monthly basis, and are due every month on the 1st. Security deposit is equal to one month's rent, to be returned upon move-out less any damages & other lawful deductions. First month's rent and security deposit due upon lease signing. Lease term is minimum 4 months, then month-to-month thereafter. Applicant's pre-tax income preferably at least 3x the monthly rent amount (or with a qualified guarantor). The approved applicant will be required to obtain renter's insurance prior to moving in.

No smoking and no pets. Room is available for single occupancy only. Most property maintenance will be done by the homeowner, but tenant will be responsible for the cleanliness of their rented space as well as contributing to the general upkeep of all common areas. Guests & small gatherings are welcome, but tenants are fully responsible for the conduct of their guests, including any damages to the property & belongings of other residents.

Current residents are two 26-year-old males (including homeowner), both working professional remote full-time jobs. We're laidback, keep the place organized, have some occasional guests, and enjoy volleyball, traveling, and going to the gym.
