Room plus Study for Rent

Looking for a roommate to share my house with an expected move-in date of July . Your space would include your own bedroom, closet, home office/storage space, and shared access to the full house including baths, laundry machines, kitchen, basement gym, sun room, living room, dining room, garage and yard. The shared spaces are already furnished but you will be providing your own personal furniture for your own room.
I'm a good housekeeper and I like to maintain the living space but I expect you to pick up after yourself and help with maintaining the shared spaces.
Rent includes internet, electricity and water.
I have a cat but you may not see her much as she prefers to be a grumpy little lump lurking in the shadows.
Not looking to have a party house or a nightclub, I value my sleep schedule and I expect you to respect that. Prefer non-smoking.
Big plus if you enjoy nature hikes, video games, rpg's or disc golf. Most days I enjoy doing workouts and watching pro disc golf coverage so if that sounds fun to you consider applying!
A lease agreement will be drafted up upon acceptance of your application, which shall include an employer reference, a previous renter reference, and a video call to get to know you before moving forwards. A security deposit of one month's rent shall be collected prior to move-in.
