Nice, Peaceful, No Drama Home Looking for a 3Rd

A furnished room (could be unfurnished) to rent in a really nice, peaceful, no drama home in Pleasant Hill, CA. This is a great area for walking, mostly level streets, even late at night. Close to restaurants: Italian, Thai, Chinese, Mexican, Japanese, breakfast and coffee shops, all very walkable.
The room has hardwood floors, faces the street and measures 8’ H x 9’9" W x 11’2" L. The closet size is 8’ H x 7’5’’ W x 22’’ D. You will share a bathroom (shower over tub) with another roommate (Jeremy late early 30’s) who is a very easy person to live with and very respectful of others.
There is a large backyard with grass area, a hammock, 4-6 person patio seating and a BBQ. There is plenty of street parking and 1 space for off street parking if you prefer. Depending on the type of car you own there may be room in the garage. There is storage area in the garage as well.
The home backs up to a park which is connected to an elementary school. This means YOU MUST pass the necessary background checks required by law. No pets, no smoking indoors, no exceptions.

The rent is $1050.00 a month and utilities are NOT included in the monthly rent. For each renter they are:

WiFi - $10.00/month (AT&T fiber) - fixed
Garbage - $13.00/month billed every 3 months – fixed
Water – $40.00/month varies from month to month (billed every 2 months)
PG&E - $50.00 - $115.00/month varies from month to month

No cable TV or streaming services – we use our own on-line accounts.

$1050.00 deposit and a 1 year lease is required. There is a $100 application fee - waived if the background check passes and you become the roommate. The last roommate was a student at DVC and would be happy to provide excellent recommendation for living here.

A little about us: Jeremy enjoys writing fiction and the occasional poem, as well as playing online card games. He is a friendly mellow person with a good sense of humor. He strives to sustain a cohesive living environment and works locally as a English tutor. Dee is a private person who enjoys spiritual pursuits, sewing, movies and the occasional art class. She has her own business supporting small business owners (mostly real estate) and works from home and is in and out a lot of the time with no fixed schedule.

We are looking for a 3rd roommate to share the yard, kitchen, living room, dining areas and utilities. The home is fully furnished so please know that there no room for more furniture.
