Lively and loving Dad and daughter (special-needs) are looking for a roommate to share this wonderful wheelchair accessible apartment! Dad is 63 yr-old semi-retired aerospace software engineer who is now a substitute teacher with a passion for the outdoors and who's favorite hobby is fly-fishing. She, Amy, my nonverbal wheelchair-bound 28 yr-old child has more joy in her heart and soul every day than most people experience in a lifetime, and if you become her friend, you'll see how precious life is that radiates all around her! As Dad, I'm protective because she can't tell me if something happens that I cannot see and so I'm limiting our potential roommates to straight females. We love swimming, picnics, fishing, hiking and Disney World!

Blessings came to us at a time of need when I was told by The Overlook Apartments (The Apartments) that there were no available ground-floor apartments and Desiree offered to call me if anything changed, and not 30 seconds later she called saying "I was just told we're renting our model unit, it's on the ground floor and available and our July 4th Special ends today so if you apply, you'll save $400/mo in rent!" I applied that day! Divine Intervention or what?!?! God is Great! For transparency, I'm clearly stating that this is an ELEVEN MONTH lease for $1500/mo starting July 29, 2026 and it renews at $1900/mo on July 1, 2027.

Now details. Unless otherwise stated herein, "split" means "evenly split". Amy and I will take the Master Suite - she gets the bed and I get the floor as a Dad should do, right? I'm tough but not that tough, so I use an air mattress! I'm furnishing the apartment and, like my Woodley's Fine Furniture leather couch, it's all above-average quality. I'm supplying W/D for the hookups. I'm asking a minimal fee above your basic rent that is $75/month, for use of my furnishings, but I'm paying 10% more base rent for the Master Suite. As an option, I can furnish your spare bedroom for $35/month with clean and comfortable furniture. We split a $600 security deposit and a $40 monthly fee for water, sewer and trash. We split actual expenses for Gas, Electric and Basic (around 300 Gbps) Wi-Fi which I estimate will average $50/month for Gas and Electric and $45/month for WiFi. We split The Apartments' required $300,000 Personal Liability "renter's" insurance policy that should cost $10 max. Cable and/or Netflix (or some facsimile thereof) are options we can split their fees upon mutual agreement.

I'm searching for economically more feasible WiFi plans and if found will split resulting savings. If you're a Gamer, you may pay all upgrade fees for the speed you desire. You may also rent a parking garage at your own expense. My guinea pig doesn't like cats and dogs, so if we agree to have your pet, beware that my little pig is a ferocious fighter and might devour your meow or bow wow!

Sparing gory details, your monthly expenses should average $887.50 if you bring your own bedroom furniture or $922.50 if you rent mine, plus any extras you choose to purchase such as pet deposit, pet fee, blazing-fast WiFi Upgrade, a garage fee for your vehicle and agree-upon shared Cable expenses. My base rent of $785/month is 9.8% higher than yours which is $715/month excluding all other expenses. Estimates of expense breakdown are available upon request.
