2nd Bed and Bathroom in 2B/2B Condo

Private second bed & bathroom in my 2b2b unit at West Point Condos. Built in 2002, Remodeled in 2020 with new paint, vinyl, carpets, etc.

No smoking indoors. No dogs/cats, only 1 bed and bath are available. This subdivision is in West Greeley, directly off of W 10th St (Business HWY 34).

The total unit ~1,115 sq ft. The 2nd bedroom ~10.5’x10.5’ + closet (In addition, entryway closet, large patio closet and large under-stairs storage are empty.)

Off-street parking spots available within subdivision directly in front and behind unit.

Ground floor with small outside patio. Fireplace, heating, a/c, and laundry/dryer.

HOA covers trash, water, sewer, grounds & external maintenance, and snow removal. Utilities included in flat rate are internet, gas, and electric.

Flat rate cost $950/month. This is loosely conceptually based off of: 1/2 HOA fee = $149, 1/2 internet/electric/gas ~ $100, Rent ~ $750

Rent and lease will be on a month-to-month basis, with a minimum of 30 day notice of termination or non-renewal (Other lease options can be discussed if we get along well.) Security deposit equal to 1/2 month’s rent, and first month’s rent due at signing of lease (Can be flexible and prorate if move-in doesn’t line up perfectly with a calendar month.)

Shared spaces include living room and kitchen, so it’s a pretty easy split to keep tidy in a way that works for both of us. You’ll have your own bedroom and bathroom. Unit is pretty fully furnished outside of your 2nd bed and bath, but the majority of storage areas in the house are unoccupied and reserved for you. Unit is in the quieter end of Greeley and located pretty close to Northgate commercial area. Unit walls are pretty sound-insulated and I have not had any sound problems with upstairs or adjacent units in the past. Parking is generally very open, and have not had any problems with congestion or inability to park.

About me: Hi, I’m Willow (they/them). I’m 26, and work in Industrial Pretreatment (municipal wastewater regulatory authority). I work a standard schedule of early mornings and early bedtimes. My life outside of work consists of Bouldering, Motorcycles, and Music. I play guitar and various other instruments. I’m pretty laid back and proactively communicative. Level of interaction is primarily up to you - I am fine to keep to myself but am also happy to share cocktail nights, music, game nights, etc.
