Bedroom and Office for one occupant / Private Bathroom / preferred female to share house with one other woman / $900 per month, plus utilities / In NW Loveland

Hello! My name is Lisa. I currently live with my brother, who will be moving to Oregon, so I’m looking for the right person to take over his portion of the lease in a cozy, well-loved three-bedroom townhouse starting February 23rd.

You’ll have two private rooms (bedroom + separate office) totaling approximately 222 sq ft of private space, along with your own private bathroom. Shared areas include the living room, backyard, and garage storage.

Because this is a shared home and I spend a lot of time in the common spaces, I’m hoping to find a roommate who would feel comfortable, settled, and aligned with the household dynamic. At this time, I’m seeking another woman due to the shared living arrangement.

- Utilities split 50/50 (water covered by landlord)
- Lease through the end of April (with option to renew)
- Not a sublease — you’ll be officially added to the lease to replace my brother once he moves out

- Easy access to the outdoors (neighborhood walking/biking path, 10 minutes to Devil’s Backbone, 15 minutes to Horsetooth, 5 minutes to the Sculpture Park)

Lease timeline & transition:
I plan to remain on the lease through April 30th. After that, the lease can be continued by the remaining tenant, either on your own or with additional roommate(s). Any changes would be discussed openly and well in advance so there are no surprises.

The goal is to find someone who’s comfortable with a short-term transition and interested in longer-term stability if it feels like a good fit.

Pets:
- Two dogs currently live in the home
- No cats (existing dogs cannot live with cats)
- One dog under 50 lbs may be considered with property management approval and an additional deposit

The household keeps fairly consistent weekday routines, so this space tends to work best for someone with a regular daytime work schedule.
