Hi! I’m Sarah, and I’m looking for one female roommate (21+) to share my clean, peaceful 3-bedroom, 2.5-bath townhouse in Fort Collins. The room is available August 2 (with a possible August 1 move-in).

The available space includes a medium-sized unfurnished bedroom (approximately 12’ x 10’), your own private bathroom, and half of a bonus room that can be used for storage, a home office, hobbies, or a workout space. The bedroom has south-facing windows that bring in lots of natural light.

Rent is $1,000 per month and includes water, trash, snow removal, and landscaping. Utilities typically run $75-$100 per month. The security deposit is $1,000, and the lease term is one year.

The home has a fully furnished kitchen and living room, central heating and air conditioning, additional storage in the partially finished basement, a one-car garage, and plenty of street and permit parking. No enclosed yard. We’re located about 1.5 miles west of CSU, close to grocery stores, Horsetooth Reservoir, and Old Town.

A little about me: I’m in my early 30s and work full-time as a land development engineer, sometimes from home. I live a calm, home-centered lifestyle and really value a clean, respectful, and drama-free home. I take pride in being a great roommate, and I always pay rent on time, respect shared spaces and other people’s belongings, and have an excellent rental history. References are available if you’d like additional peace of mind.

Pets are considered on a case-by-case basis, but unfortunately I can’t accommodate cats due to allergies.

I’m looking for someone who is employed, financially responsible, clean, communicative, respectful, and a non-smoker. Ideally, you’d be someone who cleans up after yourself, pays bills on time, and enjoys a peaceful home. It would be great to find someone who’s open to being more than just roommates whether that’s sharing an occasional meal, taking a walk around the park directly behind the complex, or watching a movie together, but there’s absolutely no pressure.
