Private Room for Rent - House

This is a 3 bed 2 bath house with a large front and backyard. It has a spacious kitchen and living room. One these rooms will be available, hence we are looking for one roommate to move in. Current lease time is one year - move in June 1st - move out May 31st. As per the landlord's lease agreement, there are no pets are allowed and no smoking.

The place is furnished in all the common spaces, has a fully outfitted kitchen with lots of food/appliance storage, washer/dryer, and a nice backyard & patio. There is a 2 car driveway for parking and room for street parking. The garage is available for storage and workshop space. The house has central heating/AC.
The room available is the master which is very spacious, has it's own bathroom, and a large walk in closet. The rooms pictured are the two smaller ones as I don't have current photos of the master. I can get some of the master upon request.

Located in the South College Heights neighborhood, a short bike ride away from campus and old town, and close to multiple grocery stores. The location is very hard to beat. Myself along with other tenants maintain the yard throughout the year (mowing, raking, etc.). Utilities/internet/trash charges are roughly $120-130 per month on average.

As for me, my name is Nathan. I'm 29 and a graduate of CSU. I work full time, but spend most of my free time riding bikes, cooking, and seeing live music. I have been renting here since 2018 and have been fortunate to live with a rotating cast of friends over the years. We're hoping to find a like minded individual of similar age to take the third room here. A grad student or other professional would be preferred.

Our landlord does require prospective new tenants to do a background check and requires a co-signer on the lease.

I've been lucky to make this place feel like home for a while now, hence why I am choosing to stay for another lease cycle.
