One bedroom, shared bathroom in quiet safe area.

Newly available room for rent, looking for the right person.
Duplex is located in wheat ridge, very close to old town Arvada, i70, and light rail. House is setup with almost no shared walls(except the laundry room) with the other unit. The garages back up to each other and separate the living spaces. Room is 11’3 x 9’8
Neighbors on both sides are great. Neighborhood is quiet and safe, the neighbors kids leave their bikes on the front lawn! Grass and outside is maintained professionally by Landloard, and he is a really nice, hands off kind of guy. Huge backyard with privacy fence, smoker, flattop grill, and gas grill, patio, and table/chairs. There is a back corner that can be used for gardening.
Of course you have your private room, will share the bathroom. Front porch is covered, and we have a nice seating area for being outside. Nice shade in the front yard. We have one spot for driveway parking and multiple spots on the street, no street sweeping issues. Internet and trash is paid for by the tenants, but is around $50/month. Xcel bill isn’t bad for our place. Heat works great, I have a large a/c unit to keep the living room and kitchen cool when necessary.
The garage has some area for storage available, I keep my dirtbike and motorcycle stored along with camping gear, etc. The laundry room doubles as a small workout/yoga space that has a nice area rug. I have the house furnished, and the kitchen stocked with plates, glassware, silverware, and just about anything you would need to cook with. I also have a storage shelf for small kitchen appliances and 2 deep freezers. There is a small table for 2 in the kitchen area. Two smaller closets are available. One has shelving for toiletries, etc. The other is used for blankets and pillows, but can be available to new tenant if needed. Living room has a sectional comfy couch, larger tv, stereo, some video games.
Unfortunately the limit for animals is 2, and I have 2 dogs. I have a dog door system setup for them but they will most definitely want to be your friend and follow you around. One male and one female Vizsla. Both are pretty well behaved, but the female is still young, so it’s best not to leave anything chewable lying around for the time being. One nonnegotiable is that you will have to care for them as family, I don’t mean cleaning up after them in any way, but showing them love that they will surely show you.
You: Adult. Professional. Respectful. Considerate. Tidy. Bills on time every month. Dog person.
Obviously no smoking inside, including vapes and cannabis. Cigarette butts MUST be disposed of properly. Food is kept separate unless otherwise discussed, same thing with beverages and alcohol.
I like people who turn off lights when not using, keeps the bathroom clean, shuts doors, finishes laundry in a couple hours, communicates, asks for help. I like people who don’t walk around the house playing music on their device, or carrying on loud conversations on the phone. People who don’t slam doors or cabinets. You know? Just act like you live with another person.
I’ll pay slightly more in rent because I have the house setup and my room is slightly larger. Bills are already in my name. Rent is payed through Venmo to the Landloard. You will have to show income and pass a background check. Lease will be 6 months to start.
