Open 3B/1.5Ba home in Westminster - great trails!

Hello, I’m looking for a roommate to take the 3rd bedroom in our rented Westminster-area home! Located within walking distance to a supermarket and close driving distance to either Brookfield or Church Ranch PnR, this home is in a great place for commuters or homebodies alike! Rent is around 850-900 a month, utilities not included and range from 100-200 monthly depending on season. We are looking for someone ASAP, for a lease until August ‘27 and after a yearly lease if we are a good fit!

The room is private, the 2nd largest and has a window facing into the front yard. Nice natural morning light and filtered afternoon sunlight from the Maple tree. The bathroom upstairs is shared, but there is a half-bath on the 1st floor, which is a real life saver! Washer and dryer are available in the basement utility room.

The shared areas of the house consist of the 1st floor kitchen and living room, where myself and the other current roommate spend most of our time. There is a fully finished basement, where you get your own corner to call your own! (WOW!!) Otherwise the house is fully furnished, and I probably have just about every cooking utensil or appliance available, so you don’t even need The backyard is plenty spacious, with direct gate-access to an open space walking trail.

Pets are allowed, subject to landlord approval, but there are two dogs living here already, so a pet interview is a must. We don’t know if we want to add a 3rd dog into the mix just yet, but if it’s a great fit then who are we to argue!

Now, who would you be living with… I’m Ian, and my the golden-mix Hobbes is mine! I work as an automotive service advisor, and love going hiking and camping, but am equally happy chilling out to watch a show or game. Occasionally I’ll use the Garage as a shop space when I want to play mechanic, so you can cash in on some oil changes. The other roommate is Enoch, and the young black lab Jumbo is his. He works at a halfway home and is a very avid gamer and anime enjoyer. You’ll most often find him in the living room when he’s not out.

We are both pretty chill and easy to get along with, but Enoch can be a little noisy but tries to be considerate. We are looking for an equally chill roommate, either college or working age, who doesn’t mind the occasional party or get together (Enoch’s). We try to be considerate of shared spaces, so we ask you be as well!
