Shared living room upstairs

I have a private suite in a 3 bedroom, 2.5 bathroom house available starting June 4. I am looking for roommates who are interested in a long term, healthy, and peaceful environment. I would consider opening the house up to one other dog, if it was the right fit. There would be 3 of us total living in the house.

ROOM SPECS
$1,350 not including utilities (utilities range from $80-130 per month pp)
• The space feels like a lock-off but you would share the kitchen and laundry areas. The private suite is downstairs and has its own private bathroom, living room and patio. The previous roomie had a living room setup with a couch, coffee table and entertainment stand and even had a mini fridge and dining room table, making it a very cozy private space. I do have storage down there, and would access it from time to time, but not often. Shared spaces: upstairs living room, kitchen, dining room, laundry and shared deck/patio spaces.
• Unfurnished.

ABOUT ME: I’m a female in my mid thirties that works from home 9-5 M-F. I used to live in Breckenridge for 11 years and I bought this house and moved down last year. I ski, hike, bike and like to get outside a lot with my dog, Bindi. I’m pretty easy going and I’m looking for roommates that are respectful and clean! Bindi is a chi-heeler mix that’s a little standoffish at first, but warms up and is very sweet. I enjoy hosting occasional small social gatherings, such as holiday parties & game nights, attending live events, such as concerts & comedy shows, and other fun outdoor activities. But usually, most day-to-day activities will consist of relaxed afternoons and quiet evenings. I am friendly but mostly smoke outside if it’s flower.

ABOUT YOU: I would love to find someone of like-mindedness. Ideally, looking for someone who is around the same age, similar interests, very clean, gets along with others, is respectful of people, people’s belongings and shared spaces.
• Proof of income, financially stable and pays rent/utilities on time
• Able to pass background checks and sign lease
• Emotionally mature and keen to holding difficult conversations that may arise within given roommate dynamics.
• Keeps common areas clean and presentable

HOUSE SPECS
• West Littleton near foothills (lots of great trails nearby)
• Beautiful mountain and lake views from the living room and back deck
• Negotiable lease, would like to start with a 3 month lease to make sure it’s a good fit and and then we can make a longer lease
• Security Deposit: One month’s rent
• Laundry room
• Fenced backyard, deck and patio as well as front patio.
• Attached garage for storage available (only parking for owner)
• Parking spot in driveway
• No cats. Responsible dog owners will need further discussion.
• Not suitable for families, couples or children.
