2 bedrooms if a 3 bedroom lease available

Seeking two roommates for a three part lease on a house in Arvada. Base rent is $1170/person + gas/electric and wifi (typically less than $100/person). Trash and water are covered under the rent cost. Located near Lamar and 72nd, about 10 min drive from Old Town Arvada.

Private space per person includes a bedroom and a separate office within the house. Shared space includes a theater style living room in the basement, kitchen, bathroom, dining space, and garage, as well as a large backyard. There is parking for two in the driveway and two more spots on the street outside the house.

Looking for move in date of August 1st, staying for a 12 month lease which is managed by Fromatics Property Management. The lease allows for one dog, but we have had ESA pets, including two cats. All pets currently living in the house will be moving with the lease transition.

Myself and one of my roommates are both moving for individual reasons, and our roommate that is staying on the lease is named Morgan. She is a clean, quiet roommate who loves pets, video games, and kpop! The household is (although we do not smoke flower indoors) and is in a quiet neighborhood, so not a party house. Ideal roommates would be no younger than their mid 20s, female presenting. Of course, we would like to find roommates who are consistently clean and respectful. There is a roommate agreement that all roommates discuss at move in to help keep everything crystal clear.

Amenities also included are a washer/dryer set, central heat, a swamp cooler, a large back patio, and a garden space with a drip irrigation system.
