Utilites: Split 50/50 by myself and the tenant. Current avg monthly utility cost is ~$400 (electric, water, gas, trash, internet, security, yard service)

Security: Motion tracking video cameras are spread throughout the property. Lease includes access to local security app allowing remote home access and climate control. App access will be given on move-in day.
