Hi there, my name is Colton, your potential new roommate and landlord.

I am looking to rent out a private bed/bath in the Pinery area of Colorado closet to the Parker area.
It is a 3 story house with one roommate already in the basement, myself on the main floor and the room for rent being on the third floor of the house which would be your private space.

Listing this upstairs space for $1,000/month with all utilities included on either month - month minimum or agreed to stay for the rest of this year (which can be renewed next year 2026 if we all get along). Will be looking for a deposit of one months rent too, which can be paid overtime and will be returned on move out.

The main floor includes the shared living area of the kitchen / dining room as well as washer/dryer and access to a front and back balcony area.

The house is a bit hidden away in the woods, where we frequently see deer and many other animals. In fact recently there are some two near baby deer that have been living in the backyard! It is a very peaceful environment for people looking to get away from the busy city life, and a respectable driving distance to the Main Street area of Parker for some great variety in food/shopping.

Wifi is high speed (1200mbps), but not fiber.

The roommate in the basement has two dogs that will remain in the basement area or outdoors leaving the main/upper floor free from pets.
