Month-to-month lease

I'm renting out my furnished master bedroom ($1,000, available until the beginning of August - someone else is moving in mid-August) and the secondary bedroom ($900, also furnished) in my split-level home. There will be two roommates, including myself, and a cat. It is a month-to-month lease situation.

Master bedroom
The master bedroom comes with a private bathroom that has a standing shower and accessibility seat. The closet is a walk-in. It's furnished with a queen-sized Nectar mattress that has remote-controlled adjustability. A desk that is manually height-adjustable is also provided with an ergonomic computer chair. Storage is available in a crawl space in the floor of the walk-in closet. I have a walk-in crawl space as well if you need additional things stored. The window has black-out blinds. If you'd like sound-absorbing pads to make your room sound quieter, I can hang them on the walls for you.

Secondary bedroom
The secondary bedroom is upstairs, and is furnished with a Nectar mattress that is also adjustable by remote-control. There is a walk-in closet, and a crawl space with a ladder on the ceiling of the closet for storage. I have a walk-in crawl space as well if you need additional things stored. As you can see from the photos, there's a window seat and a bookshelf built into the wall. The window in this room has black-out blinds as well. The bathroom would be shared with myself and guests. It has a shower in a bathtub that is jet-powered. If you'd like sound-absorbing pads to make your room sound quieter, I can hang them on the walls for you.

Common areas
The home is a total of 1,280 sq. ft. The kitchen, dining room, living area, and laundry room are all shared. There is additional space available for your own cookware, dishes and small appliances. You are welcome to use any of my dishes, utensils, and cookware (Vitamix blender, Zojirushi rice cooker, air fryer, coffee bean grinder, coffee filter, Zojirushi hot pot/griddle, and teppan). You'll have a dedicated shelf in the pantry, fridge, and freezer. A parking space is available in the garage or on the street.

There is a backyard, a laundry room with a washer and dryer, and kitchen with a dishwasher. Nature paths and parks are within walking distance, and grocery stores, Target, other major chain retailers, yoga studios, and some restaurants are about a five-minute drive away. The neighborhood is a quiet residential area.

Rent, utilities, and chores
I'm open to pets and couples. If you are renting with another person, the total rent would be increased by $150. For pets, I request an additional $100/mo, and ask that they meet with Ollie beforehand to see if they get along. I will request a background check (~$50), and am happy to supply you with a background check on myself if you'd like.

The utilities will be split every month, and is usually between $120-150/month per person per month (I haven't had more than one roommate, so these numbers will most likely fluctuate since they're guesses). Trash and recycling are included. The refundable security deposit will be equal to the first month’s rent.

I ask that we take turns with the chores which would include vacuuming the common areas, cleaning the bathroom and kitchen every other week, and snow removal during the winter.

About me
I'm in my mid-30s and work as a software developer from home. About six years ago, I moved from Los Angeles to Denver, and bought this home a couple of years ago. I love to eat (somehow this hasn't made me much of a cook though), make art, and enjoy spending time hiking, practicing yoga, snowboarding, meditating, travelling, and watching movies and TV shows. I have a cat named Ollie who keeps to himself and is friendly.

I am LGBTQ+ friendly, open to all races and ages. This is a non-smoking property, inside or outside.
