Currently, you will have the place to yourself most of the time if not ALL the time during your stay and almost indefinitely......because Current owner/ roommate is working on construction/ remodeling on a nearby house and travels a lot. If you wish to expand, the 3 Bed, 2 Bath house hopefully may be available in a year or two.

(I reserve the Master bedroom suite and enclosed Lanai for myself, but at this time I will NOT be there during your stay, unless you need me to be there).

OTHER 'PERKS': IN-UNIT LAUNDRY ROOM and INTERNET/ WIFI, enclosed Lanai; on-site private PARKING lots included in Rent, GREAT AMENITIES, and water, sewer, trash, grounds maintenance, clean heat and hot water ALL INCLUDED IN RENT.

UNLESS you have a pet(s) or SA/ESA or want to rent an assigned space in the
Underground Secured Garage for $100 fee per month, for a 1 year signed lease THE ONLY THING YOU PAY BESIDES $1400 RENT PER MONTH IS ELECTRICITY for a Renter/ Roommate that signs a 1 year lease. The Security deposit is $950 for 1 year lease.

The room available is 12' X 12', has a single bed, shelf/ desk area, its own a/c in wall unit below a slider window, comfy overstuffed chair with optional footstool, three small tables, lamps, 2-3 dressers, and a 5 or 6' closet. It is a QUIET light, bright room with lots of vintage mirrors and NO SHARED WALLS, IN A VERY PRIVATE END UNIT.

Right next to door to the available room is a private full bath for the Roommate, and a laundry room on the other side. As I stated, this room has NO 'shared walls', is QUIET in a very private END unit on a third floor, next to a brook.

I had a service dog and cat there in the past, so please be warned if you are allergic to either.
I will consider pets, Service Animals/ ESA ONLY on a case by case basis and there will be an extra cleaning and wear- &-tear fee due to animal occupency of $100 per month per dog or for 2 cats.

This Upscale Condo has been 95% Remodeled and freshly cleaned and painted.

The Condo Complex has great Amenities right next to my building/ Condo: eg ON-SITE Parking Lot for Residents and Guests included in Rent, Park-like EXTENSIVE mature landscaped grounds, with a brook, benches, and flower gardens made by residents/ owners. The Clubhouse has an INDOOR pool, separate men's and women's fitness centers, sauna, steam room, showers and locker rooms, billiards, library, party room with kitchen, and huge balcony. Also next to my building is a GENEROUS Privacy-Fenced OUTDOOR pool- patios- large lawn area with barbeques, picnic tables etc. and gardens
The vast majority of residents are Owners: friendly, quiet, considerate, respectful, educated older adults. Only a few rentals are allowed!

This is OPTIONAL: IF you desire a Secured Garage for your car, you can rent my assigned Parking Space under the building for $100 per month.

Denver International Airport is about a 40 minute drive, OR you can WALK or drive to the Light Rail, Park and Rides and Buses, and take a 30 min bus ride to DIA.

The location of this Condo is in SE Denver , 1-2 blocks North of I-285 (Hampden Ave.) between S. Monaco and S. Tamarac Bvds, in the Morningside Condo Complex.

I require that Renter or Roommate pays for SpareRoom or other service for Application, Background Check and Credit check, and MUST pass my minimum requirements / the criteria for a qualified renter or I can NOT rent to you. A renter must also have References, PROOF of adequate income, and have/get current Renters Insurance. Renter or Roommate must also agree to follow all the HOA and owner's simple rules.

BE AWARE: I would NOT rent/ live in any place that does NOT bother to screen/ check out the tenants if I were you! There are too many 'scammers' and liars, even some 'predators', posing as fake Landlords and Renters all over America. I have been a female Renter and Landlord, Veterinarian and College educator living alone for many, many years in Denver and Colorado. I can share information you won't find on the internet.

I am a 72 year old military widow, retired veterinarian and college educator. I am honest, quiet, introverted, neat, clean, stable, and respectful of other people's property and time. I seek a similar roommate/ renter. I enjoy a good sense of humor, but no pranksters please!

I have an Autoimmune disease and damaged lungs, so I REQUIRE: NO smokers of any kind, no drugs, no alcoholics, no 'partiers', NO DRAMA.
This includes NO cigarettes, marijuana or vaping and No recreational drug use by Roommate or Renters or their Guests in my unit or the complex buildings and common areas.

I will share my FULLY furnished and equipped IN-UNIT laundry facilities & Upscale Kitchen, living room, dining room, and Internet/ WiFi.

Roommate may use/ 'share' my utensils, tables, pantry, counters and appliances, sofa, chairs. I ask that my surfaces and appliances be cleared off, cleaned and put back where you found them after a meal or at the end of the day.

For 'temporary' stays MINIMUM 2 months: At this time, I can offer SLIDING ALL INCLUDED RENTAL RATES based on season, length of stay, one occupant for the available bedroom, or two that will share the bedroom, pets vs no pets/animals as follows:

The Security Deposit will be $600 for stays
UNDER 5 months. For stays over 5 months to a year, it will be $950 Security Deposit. For stays of a year or more, the deposit is $1200.

1 person, if no animals, 3-4 month stay for fall, winter, and spring rate is $1400 per month ALL INCLUDED. From June 1 through Sept. 1 the rate is $1600 per month ALL INCLUDED due to the high cost of Air Conditioning -- especially when it is 90 or 100 degrees outside.

1 person, if no animals, 5-6 month stay is $1200 per month ALL INCLUDED for winter, fall, spring rates. For June 1 --Sept 1 summer rates will be $1400 for ALL INCLUDED due to the air conditioning required when the outside temps are 90 to 104 -- with possible extension up to 1 year.

1 person, if no animals, 2 month stay is $1600 per month ALL INCLUDED.

2 people sharing the bedroom and bathroom, if no animals, over 4 month stay is $1800 per month.

2 people sharing the bedroom and bathroom, if no animals, 3-4 month stay is $1900 per month.

If you have QUIET pets, SA or ESA, there is a $100 extra cleaning fee & wear and tear fee per month per dog or $100 per month for 2 cats. Excessive Constant Barking/ Howling/ Loud Vocalizing, Out of control, aggressive, or destructive pets are not allowed.
