Centrally-Located Denver Room Available

South-facing, 90 s. f. furnished bedroom with a large window and one smaller window, daybed and trundle, nightstand, t. v. with Netflix and maybe a couple other apps, closet (not walk-in but large), and a separate, shared bathroom in a large, modern Platt Park townhome.

The home is within walking distance of the I-25& Broadway train hub, Pearl Street Farmer's Market, South Broadway shopping/dining district, Washington Park, Sprouts, and Whole Foods. It is situated on a relatively busy street in a safe neighborhood. The available room faces the neighbors' house, but it has built-in shutters yet remains the sunniest room in the house.

The house has an alarm system, coded door entry, and a doorbell camera. House includes AC, forced air heat, included wifi, available washer and dryer in 2nd floor laundry room, and a shared kitchen with fridge, dishwasher, microwave, gas stove, electric oven, utensils, dishes, pots, pans, and small appliances available. There's a small breakfast area, a separate dining room, and a living room, as well as a back patio with a raised garden bed, seating, patio set with umbrella, and a firepit. One space is available in the alley-access 2 car garage for an additional $50 a month, or there's ample street parking.

I like to keep a clean home but I'm not obsessive about it. Tidiness in shared areas keeps everyone happy (you take it out, you put it away sort of deal), and you're expected to keep your room and bathroom clean. I'll provide bed linens, towels, and cleaning supplies, but not laundry detergent or toiletries. Help with dusting, mopping, sweeping on occasion are expected in shared areas if you use them.

I'll have dedicated areas in the fridge, freezer, and pantry for your own food, and you can use tools/appliances available in the kitchen to cook your meals. If all parties agree on shared meals, that's fine with me. I eat vegetarian; I know that's not everyone's cup of tea, and that's fine.

We share the North wall with an older gentleman who is quiet and friendly. Neighbors to the South and across the alley are all friendly, too. I have a big, chill cat and may obtain a small dog at some point. Because my cat is territorial toward other cats, he needs to be the only cat in the house.

The house has two female occupants at present, with one heading back to school in August, but I have the room adjacent to this one advertised to rent. The whole basement is my kiddo's and will remain so even after she goes to school. My share of the mortgage accounts for my daughter and her stuff's occupancy so it's a fair split.

I work from home, and my office and en suite bathroom are in my primary bedroom. I'm 53 and lead a healthy, active lifestyle. I am liberal, LGBTQ-friendly, and open minded, and I think those qualities in a roommate would make the best fit. I'm okay with legal drinking and vaping to a certain extent, but nothing that leaves a lasting aroma or involves an open flame.

I don't mind if you have the occasional guest over as long as they're respectful of everyone in the house, and don't stay for more than a night or two. I will have family, friends, or my out-of-state boyfriend visit once in a while myself. On that note, full disclosure: my sister and my significant other are visiting June 1-8 for a family wedding but they'll be staying in other areas of the house.

All in all, I'd like this to be a pleasant experience and to not end up as cautionary tales for everyone involved.
