Platt Park Room with Private Bathroom Available

East-facing, 100 s. f. furnished bedroom with a full-size bed, two bedside tables with four drawers each, secretary with four additional drawers, 32" smart t. v. with Netflix and maybe a couple other apps, closet (not walk-in but large), and a separate, private bathroom in a modern Platt Park townhome. I can work with you to remove one or both tables and/or secretary, and to replace full size bed with a futon.

My home is within walking distance of the I-25& Broadway train hub, Pearl Street Farmer's Market, South Broadway shopping/dining district, Washington Park, Sprouts, and Whole Foods. The house is situated on a relatively busy street in a safe neighborhood. The available room faces the busy street, but traffic noise is pretty muffled, and the room has shutters and blackout curtains. My sewing/craft room is adjacent to the available room, so you may hear me in your wing once in a while, but I'll respect your personal space.

The house has an alarm system, coded door entry, and a doorbell camera. House includes AC, forced air heat, included wifi, available washer and dryer in 2nd floor laundry room, and a shared kitchen with fridge, dishwasher, microwave, gas stove, electric oven, utensils, dishes, pots, pans, and small appliances available. There's a small breakfast area, separate dining room, living room, and a basement family room available, as well as a back patio with a raised garden bed, seating, patio set with umbrella, and a firepit. One space is available in the 2 car garage with alley access, or there's ample street parking if you prefer.

I like to keep a clean home but I'm not obsessive about it. I like to keep the shared areas of the house at least tidy every day (you take it out, you put it away sort of deal), and do a good clean every couple of weeks. Cleaning duties are expected in shared spaces, and you're expected to keep your room and bathroom clean. I'll provide bed linens, towels, and cleaning supplies, but not laundry detergent or toiletries. You should ideally swap out and wash bed linens every 2-3 weeks.

I'll have dedicated areas in the fridge, freezer, and pantry for your own food. I don't mind once in a while sharing the vegetarian meals that I prepare, but I honestly don't see myself cooking entire meals very often once my daughter goes back to school.

We share the North wall with an older gentleman who is quiet and friendly. We share a walkway to the separated backyards with the neighbors to the south. All neighbors are friendly and say "hi" when I see them. I have a big, friendly cat and may obtain a small dog at some point. Because my cat is territorial, I'd prefer that you not have a pet.

The house has two female occupants at present, with one heading back to school in August. I work from home and my office is in my bedroom. I'm in my 50's but lead a healthy, active lifestyle. I am educated, liberal, LGBTQ-friendly, and open minded, and I think those qualities in a roommate would make the best fit. I usually have a drink on the weekends, and I regularly use a cannabis pen, so I'm okay with legal drinking and vaping to a certain extent, but nothing that leaves a lasting aroma or involves an open flame. I don't mind if you have the occasional guest over as long as they're respectful of the house, aren't too rowdy, and don't stay for more than a night or two. I will have family, friends, or my out-of-state boyfriend visit once in a while, and you'll be welcome to socialize. I also wouldn't be opposed to playing board games, watching movies/shows, or just hanging out with a roommate. On the other hand, I will respect your boundaries if you're more an introvert. On that note, full disclosure: my sister is coming to visit from June 1 through 8, 2026, and she will be staying in my craft/sewing room but will use my bathroom.

All in all, I'd like this to be a pleasant experience and to not end up as cautionary tales for everyone involved.
