You share this home with me and my small dog. Available August 1, 2026.

LOCATION - Our home is on a romantic tree-lined street:

* two blocks from the biggest park in Denver,
* a 7-minute drive to downtown Denver,
* three blocks from a great coffee shop, many restaurants and a hip neighborhood bar.
* a 5-7 minute walk to St. Joseph's hospital - perfect for hospital staff.

This neighborhood is an absolute joy. Everyone who lives here raves about it!

* New furnace. Great heat in winter.
* New water heater, with on-demand hot water always, and great water pressure in shower.
* Swamp cooler for cooling in the summer. Large room unit if needed in a heat wave, but generally we don't need.
* Ceiling fans in almost every room of the house.
*This home is a duplex, so we share one wall with the neighbors. We have ample windows on three sides of our home.
*The neighborhood is quiet but also lively with young professionals and families out walking all the time.

ABOUT ME:

I am a female professional with a business. I've worked and traveled in almost 40 countries. I've been doing personal development work since I was a teenager, and pride myself on being a person of high integrity. I live a grounded, peaceful life, and have a community that loves to have healthy fun. I eat very healthy and do a lot of movement (ballet, yoga, walk miles in City Park). I have a tiny 5 pound dog who doesn't shed much and only barks when people come to the door. She LOVES animals and will be happiest with another animal here. I thrive on deep conversation, and am very attuned to not talking too much, and giving my housemates their appropriate space as well.

PARKING:

Ample and free street parking, which is super uncommon in downtown Denver! I NEVER look for parking. There is always a spot directly in front of our house, and only rarely do I park 1 house away.

BACKYARD:

A private backyard that we share with our renter in the basement apartment (who has a private entrance, separate kitchen and separate bathroom).

FURNISHED:

This is a fully furnished and move in ready home, per the photos, with a fully functional kitchen. Just bring your suitcases!

LOGISTICS:

- Available August 1, 2026. 12-month lease.
- You have TWO bedrooms.
- You and I share a full bathroom.
