[READ AD] 2 Bedrooms Available in Large Nerdy Home

Greetings and well met Travelers!

First off if the ad is still up then one or both rooms are still available and I will not respond to any "Is this still available messages" (unless part of the below instructions)
(Pictures of rooms may include current occupants belongings. Room will be empty when tenant moves in)

We are currently searching for 1 or 2 cool, chill, nerdy and friendly roommates to join our lease and move in starting August 1st. Unfortunately not accepting pets at this time. Couples are welcome, however not looking for anyone with kids (single or otherwise)

About the place;
The house is located off of Airport Rd, in Longmont CO. We have two small 9x10 rooms that share a bathroom. These rooms will go for $700 a month each or if 1 person would like an office and bedroom, like if you work from home, then we will rent out both of them for $1300 a month. Utilities are about 80 to 120 a month depending on the season and number of people in the house. We have laundry on site and also access to a neighborhood pool. Not looking for any nicotine smokers but 420 friendly outside or in edible form. We are LGBTQ welcoming too. You will owe first months rent and a deposit up to first months rent upon moving in and signing the lease.

Ideally looking for individuals who we can occasionally have a roommate night with watching movies or playing games but also someone who respects others space or need for privacy. Willing to accept students but the ideal age is between 25 and 35.

About us:
One roommate (me) is a non-binary professional in their 30s who works at an electronics company. They enjoy video games, board games, movies, anime and irl shows. They play Magic the Gathering, DnD and 40k but also enjoy a nice night at home with a movie or game. They also enjoy cooking and occasionally going out to eat. They do not shy away from outdoor activities either. They will be in the master bedroom.

The other roommate is a professional woman in her late 20s who works in the service industry. She enjoys music and movies. She also makes custom acrylic nails. She currently lives in the basement. She also likes to cook occasionally and also eats out sometimes.

About you:
Like I said above, we're ideally looking for someone somewhere in age between mid 20's and mid 30's but also willing to take college students. We accept all genders and are LGBTQ friendly. We're ideally looking for someone with somewhat similar interests to vibe better but also not required. Looking for friendly people who are willing to occasionally have a movie or game night, partake in a grilled cheese night or go out for dinner. Also looking for individuals who are generally tidy, your space is your own unless it starts to stink and we all help keep the common areas relatively clean.
We are also willing to accept couples who may want to rent both rooms to create their own psuedo-apartment. Like we mention above though, not accepting any kids at this time.

We are looking for people ASAP as the landlord needs time to run a customary application (it's a formality, almost no effect on potential residency).
