Hi there! We’re renting the private basement suite in our cozy three-level townhouse in Bradburn Village (North Westminster) - just 20 minutes to Boulder and 20 minutes to Denver. It’s a great location for anyone commuting to CU, with easy access to 36 and a walkable, safe neighborhood.

About the space:
You’ll have your own suite downstairs with a large bedroom, full bathroom, and living room. The main level includes a bright kitchen with new appliances, open plan dining room, living room, and a small backyard courtyard. You’ll have access to the washer and dryer upstairs and there’s plenty of street parking.

Rent is $1400/month, which includes all utilities, HOA amenities, and a professional cleaner twice a month for shared spaces. You’ll have access to the neighborhood pool, tennis and basketball courts, and clubhouse. Restaurants, Whole Foods, a yoga studio, and miles of beautiful multi-use trails though the open space are just a couple of blocks away.

A little about us:
We’re a mid-30s lesbian couple who split time between Denver and Chicago, so the home will often be quiet. We also have a tiny 20 lb. corgi (with a lot of personality), so unfortunately, we can’t host additional pets. About 10 days a month during the school year, our 6-year-old son will be in the house with us (two weekends and 5 weekdays per month during the school year). He is a great, friendly kid.

We’re mature, tidy, and relaxed. We like to spend evenings at the gym, watching a movie, or having a beer on the patio with the neighbors. We’re hoping to find a roommate who appreciates a clean, calm environment, enjoys the occasional chat or patio hangout, and values mutual respect.

This would be a great fit for a graduate student, traveling nurse, or anyone who appreciates a calm, cozy space between cities.

Lease Details:

We’re flexible with move-in dates, but are aiming to have a one-year lease in place by January 1. If you love dogs, we’re open to chatting about dog care while we’re in Chicago, either paid or in exchange for reduced rent. Rent is $1400/month and a 1400 fully refundable deposit is required. Given the presence of a child in the home, we cannot accommodate smokers or illegal drug use and will conduct a background check of all prospective tenants, including verification of rental history, employment/income, credit report, and criminal history.
