2 Spaces Available in 3,050 Sq Ft House - Thornton

My current roommates are moving out, but I'm staying, so I'm looking for two new roommates to move in around October 1st.

This is a 3,050 sq ft house in Hunters Glen, Thornton, near 128th Ave & Washington St. I'm an existing tenant, not the owner, and I'm looking for people who want a comfortable long-term home rather than just a place to crash.

There are two different spaces available, and I'm open to filling them separately or with friends who want to live together.

Space 1 — Upstairs 2-room setup — $1,167/month (negotiable)

You'll have two private rooms plus your own full bathroom. Use one as a bedroom and the other as an office, gaming room, hobby room, dressing room, etc.

It's basically your own private section of the house.

Space 2 — Finished Basement — $1,167/month (negotiable)

You'll have a private bedroom plus a large finished basement living area with plenty of room for a couch, TV, gaming setup, office, hobbies, gym equipment, or whatever you want.
The landlord is working on finishing a private bathroom in the basement. If it's not completed by move-in, you'll have exclusive use of a full bathroom on the first floor in the meantime.
The basement also stays naturally cooler, which is pretty great if you're someone who likes a colder living space without having to fight over the thermostat.
(The current roommates in that space were a couple and they said they had plenty of room.)

-Huge kitchen and dining area
-Spacious living room
-Massive backyard and large deck
-HOA clubhouse and pool access
-Central A/C and heating
-Whole-house fan
-Dedicated laundry room with large washer/dryer, sink, racks and shelving
-Tons of storage in the basement, garage and outdoor shed
-2-car garage (I'll have one spot)
-Driveway + plenty of street parking
-Unlimited gigabit internet

Monthly costs:
-Rent: $1,167/month per person (negotiable)
-Internet: $40/month per person
-Xcel gas/electric: generally around $50–100/month per person, depending on season/weather
The landlord covers everything else.

Pets are welcome for $25/month per pet, regardless of size, subject to the landlord's limit.

Move-in is simply first month's rent + one month's rent (one half due at move in, other half due at second month) as the security deposit. The lease is a minimum of one year with no maximum.

About me / who I'm looking for:
I'm in my late 20s, work full-time, big gym rat, gamer, golfer, and generally pretty active. I'm looking for guys around my age who are laid-back, responsible and respectful, and ideally into fitness, gaming, outdoor stuff or an active lifestyle.
My current roommates are military and we've gotten along extremely well, so military/veteran guys are absolutely welcome.
I'm pretty easygoing about friends coming over, drinking, gaming and overnight guests. Just give me a heads-up about bigger get-togethers. Vaping is fine, and legal cannabis is fine as long as it isn't smoked. Smoking isn't permitted by the landlord.

The main thing I'm looking for are people who want a comfortable home where everyone gets along, respects each other's space, and can do their own thing.
