Modern Studio Near CU Anschutz | Lease Takeover

Hi there! I'm looking for someone to take over my lease for a modern, 546-square-foot studio apartment near CU Anschutz, available whenever!

My apartment has a washer & dryer, temperature control, high-speed internet, and a pool-facing balcony. The building also has a pool and hot tub, fitness center, rooftop lounge, coworking spaces, outdoor courtyards, and other shared amenities. Living here has been great; however, I have the opportunity to move in with some friends in Denver, which just makes more financial sense for me right now.

Rent is $1,258/month, with my total monthly expenses coming to approximately $1,400 including parking, internet, and utilities. I've already paid the security deposit, which will transfer with the lease and be refundable to the incoming tenant at the end of the lease term, subject to the usual lease conditions.

The takeover process is straightforward: you'll apply through property management, get approved and added to the lease, and then I'll be removed. The current lease runs through August 24, 2027.
