2 Rooms available separately, shared bath in 3X2

General description: Two bedrooms for rent in a three-bedroom, two-bath apartment in West Davis (2323 Shasta Drive), labeled “B” and “C” in the floorplan. The rooms share a bathroom. They are slightly different sizes, reflected in the rent. There is a full kitchen, balcony, and living/dining area.

Term: 1 Year beginning September 1st, 2026.

Slightly larger room: $890/mo plus utilities

Slightly smaller room: $800/mo plus utilities

I’d like to rent these together to people who are already friends, but one of these may already be rented by the time you read this.

Deposit, utilities, and payments: There will be a deposit of $500 each ($1500 for the whole unit) payed to leasing office and reimbursed when you leave. Rent and water/trash payments are made directly to the property management company through their online portal. PG&E and internet payments are in my name, which I’ll send to you to be split 3-ways. Renter’s insurance is also approximately $30 per year.

Me: I’m a current postdoc and former grad student at UC Davis. Male, mid 30s, I’ve lived in this apartment since 2021, but this is probably my last year here. I have the master bedroom with attached bathroom at the far end of the hall from the two rooms up for rent. I get along with cats, but I don’t have one.

Apartment complex: amenities include a gym, pool, and work/meeting area where community events occasionally take place. There are two laundry facilities. There are mailboxes, with larger secure boxes for packages. I’ve never had a serious issue with the management.

Neighborhood: there is a shopping center with grocery stores and restaurants and a gas station less than a mile away. The property backs up onto a trail and nature preserve, and it’s possible to safely bike to campus completely on separated bike paths. There is also a bus stop less than a minute from the front door. West Davis has several parks and is pretty peaceful overall.

Restrictions (from management company): Cats are the only pets allowed, with additional deposit. No overnight guests for more than three days per month. One vehicle per resident. Park e-bikes and scooters outside. No smoking. Those are the major restrictions but not a complete list. I’m happy to show you a copy of the lease on request.

Requests (from me): Leave shoes by the door and try to keep the kitchen functional and clean. I don’t have any other restrictions, but I’m looking to rent the rooms out to two people who will get along with each other. I don’t work from home and I spend a lot of time outside of the house, so I generally don’t care what you do in the common area, but there is a retired man who lives downstairs. He’s friendly though.

If you like the furnishings in the room at time of showing you can buy them off my current roommates.
