Live in Luxury 550 feet from the beach

Live in Luxury 530 feet from the beach in the Pierpont neighborhood in Ventura. Large 4 bedroom house with hot tub and small garden with fountain and trees, hot outdoor shower for rinsing off after you walk from the beach. The downstairs room and bathroom rent 1500 $ per month +a portion of utilities. Parking in driveway. Large kitchen with top of the line Viking Fridge, Wolf gas stove. Share house with owner. Might in the future have one more housemate living in the house but I tend to be out of town for at least two weeks out of every month. Pay 50% of utilities and internet (or 1/3 if three people eventually share the house). Month to month lease.
I am the owner and am friendly and like to cook. I am a physician. I may be travelling out town for two weeks out of every month. Please be respectful and quiet. No smoking/vaping, illicit drugs or dogs/cats. Quiet time after 10pm.

The room downstairs has a bedroom, a small hall that connects it to the kitchen but can be sealed off from the rest of the house by closing a sliding door that locks. and It has a bathroom.
The bedroom has dimensions: 10.5 feet x 12 feet (126 sq feet) (with 9 foot tall ceilings. ).
The small hallway that connects it to the kitchen is 5'6" x 3'7"
The bathroom (with shower and bathtub) is 8'6" x 5 foot.
All the ceilings are 9 foot. The room can be entered from the main house (but if you want, you can lock that door to the main house ), or from the backyard/patio area where the hot tub is. It's a quiet house.
Utilities: During 2024 with two people living in the house, the tenant averaged 163$ per month for utilities including paying for a cleaning service about every 3 months. If more than two people live in the house, the average per person will most likely be less than that.
