Private 155 sq ft room w/closet + utilities

Looking for a clean, responsible, respectful and financially stable person with verifiable income, good credit, references, and who works outside the home for the most part. Unfurnished room for rent for one person located in Thousand Oaks (4 bed 2 bath house) near Whole Foods, Janss Marketplace, library, and Cal Lutheran University (10 min drive from CLU). The room has a ceiling fan with lights, a closet, and your own lock for security. Month-to-month rental agreement.

Pre-requisites:

Security deposit of 1.5-2x the monthly rent is required (depending on how the background check comes out)
Credit and background check
Proof of income
If you’re a student or someone with no credit history and/or proof of income, you may be required to have a co-signer

Amenities:

Utilities are included (water, gas, wifi), central A/C and heat included, full kitchen access (pre-allocated shelf space along with stove/oven/microwave are included).
Dedicated refrigerator space (each roommate gets ½ of a 25 cubic foot refrigerator)
Complementary items for the common area such as garbage bags and dish soap for the common areas (this is not the full list of complementary amenities, please inquire for more specifics)
At least once a month (sometimes bi-weekly), the house will be cleaned at no charge to you.

Keyless automatic locked door to your bedroom for security and privacy
Full kitchen privileges

An angled driveway parking spot is available in addition to plentiful street parking for someone renting the “large room”.

Occasional dishwasher use (our roommates typically prefer to wash by hand due to Covid-19)

Highlighted rules:

No indoor smoking/vaping or smoking on the patio (you can smoke outside on the sidewalk)
No pets
No drugs
No wearing outdoor shoes in house to prevent tracking dirt inside
Guest policy: One non-overnight guest allowed once per week max after a brief time period. No overnight guests for at least 3 full months due to shared bathroom situation and then only for a fee with advance notice.
