Private room & bath in quiet neighborhood

My wife (f), a friend (m), and myself (m) are looking for an easy-going professional to share our home with.

The house is a recently remodeled, two-story home located in a quiet caul-de-sac with 4 bedrooms and 3 1/2 bath house. Our new roommate would have their own bedroom and adjacent, private bathroom as well as access to the rest of the common areas of the house, including the kitchen and laundry room.

We have a twin bed, nightstand, and dresser set for the room but we are open to someone bringing a few pieces of their own furniture.

Parking would be on the street but, since it's a caul-de-sac, there is rarely an issue finding a spot.

We have 4 sweet and well-behaved cats so those showing interest should like (or at least be kind and respectful of) cats as well as be aware that with all cats, they shed and occasionally throw up or have potty accidents (that are cleaned as promptly as possible).

We are tenants of the home so the new roommate would need to be willing to do the paperwork with our landlord to be added to our current lease, which renews Aug. 2027.
