Bedroom and Private Bathroom for Rent

I am looking to share my two bedroom, two bathroom apartment on the east end of Ventura. The apartment is on the second floor of a small 42 unit apartment complex. The building does not have an elevator though. The complex is gated and has two BBQs with outside eating area, a fire pit and a rec room with an air hockey table and EV charging stations. The apartment has two living rooms with each bedroom/bathroom located on opposite ends of the unit. You will have your own private, unshared bathroom. The bedroom is a nice size and has a walk in closet. There is a small area right outside the bedroom for a small office area if desired. There is also laundry inside the unit. The kitchen is shared. Utilities include, AC, Internet/wifi and Direct T. V, electric and water. Rent includes one garage parking space. Due to property management policy, you will have to apply to be added to the lease and can either pay your rent directly to the property or to me to include when I pay rent. You will not have to put down a deposit to the property. I have already paid the deposit, so your deposit will go to me. There is no smoking on the property per management. Also, at lease renewal every year, we will split any rent increase equally. I currently have one dog, a senior golden doodle and pay pet rent to the property for him. An additional pet is allowed per the lease at a cost of an extra $50 per month that will be paid to the property. But any pet must be potty trained to go outside the complex and must get along with my dog. Rent is $1500 + $750 deposit. Rent for the unit is currently $3350 base rent+$50 pet rent+$200/2 car garage+$65 internet = $3665+$200 electricity+$110 water/sewer/trash/pest control = $3975. Your rent of $1500 covers rent for one bedroom/one bathroom/1 garage space/utilities. I am open to male or female roommate and must be generally clean and have stable employment.
